Smart layouts, ‘Zen-like’ amenities and a shopping mall

Tangram House South is part of a four-tower complex in Flushing that brings an Asian approach to city living to Queens. “Some of the nicest living areas in places like Shanghai and Hong Kong are also the densest,” according to Eunice Chen, an agent who has worked with the Tangram team since sales began in 2017. “Homes there are built on top of shopping malls, but that’s uncommon in the U.S.” The project includes two residential buildings — 15-floor Tangram House South, where move-ins started in late 2019, and 16-story Tangram House West, which opened in 2023 — as well as an office building and a hotel, the Renaissance New York Flushing Hotel at Tangram. Underneath the towers, there’s a two-level shopping center with a food court, a seven-screen movie theater, an arcade and more. Some residents invest in a monthly pass at the cinema and go down to the mall (accessible via a hidden hallway with a key fob entry) to see a film every night instead of watching TV or tuning into Netflix, according to Chen. Another couple, doctors, have their practices in Tangram’s office building, as well as a home in the complex where they can rest or eat. “It’s a convenient lifestyle,” she says. “We have a lot of young people here, but seniors also really like living here because it’s all here. They can walk to their doctor, and there are all these amenities.” Indeed, developer F&T Group, behind several projects in the area, created a “Zen-like environment” for guests and residents, says Chen. That starts with the landscaped courtyard at the center of the four buildings, and continues through its wellness center, complete with tennis court, salt room and a gym. Tangram is a block away from one of the most crowded subway stations in New York City, but the residences are “a place to retreat,” Chen says.

Studios to four-bedrooms with smart storage options

Tangram House South has 192 units, ranging from turnkey studios to four-bedroom penthouses. The project is mostly sold out as of fall 2024, although some studios remain. They range in price from $680,000 to around $750,000, and are sold fully furnished with Murphy beds, a hidden dining room table that slides out at mealtime and built-in shelving and a desk. Buildings around Tangram are low- to mid-rise, and nearby LaGuardia Airport means the airspace is protected. Residences offer floor-to-ceiling windows to take advantage of the light and trickle vents that let in just a bit of a breeze without having to open a window. Most larger homes have balconies, some with views of the Manhattan skyline, Flushing Bay and the East River in the distance. There are also integrated Miele appliances, including a full kitchen suite and washers/dryers, and Toto toilets. Smart storage has been integrated throughout the homes, from deep bathroom drawers to built-in wardrobes and ample closet space. Tangram’s residences are some of the priciest in the neighborhood. One-bedrooms range from $800,000 to $900,000, while two-bedrooms start around $1.25 million. Three-bedrooms start around $1.3 million and rise to $3.2 million. The building also has about 10 years remaining on a 15-year tax abatement, so buyers would see an initial tax savings.

From the courtyard to the tennis court

A large dome — which serves as a skylight for the shopping center and glows at night — sits at the center of Tangram’s courtyard, which also features flowers, walking paths and mature evergreens (which were installed via crane over the course of a week, Chen explains). There’s also a dog run, barbecue grills, seating and dining areas. On a recent visit, a father was teaching his children to ride a bike on a large open patio. The main lobby features a handmade ceramic-and-bamboo installation and is fully staffed. There’s also a lounge area with a catering kitchen and views of the courtyard. “If you have friends over and your apartment is a mess, you can bring them here,” Chen said during a recent tour of the building. A business room with a large television and a drop-down projection screen allows for meetings, and a children’s room offers activities and a reading nook, plus a calm color palette and oversized stuffies. The gym, tennis court, pool and hot tub overlook the courtyard and are shared by residents of both towers and guests of the hotel. Porters and maintenance staff are on site, and storage and on-site parking with valet service are available for additional fees. Because of its proximity to LaGuardia, airplanes can be seen and heard from parts of the complex, but units remain quiet.

An arcade, food court and movie theater at Tangram Retail

Tangram’s retail component means residents of the towers can eat out, take a swim lesson or pick up a prescription without ever leaving the confines of the complex. The retail area features a food court serving treats like bubble tea from Machi Machi and Portuguese-style egg tarts from Na Tart; the 9,000-square-foot arcade Gatcha; and the Regal movie theater that offers both English- and Chinese-language films, as well as the sensory 4DX experience that includes moving chairs, piped in scents and even simulated snowflakes that fall on guest’s faces. A pharmacy is on location, as are clothing and gift shops. There are also several sit-down restaurants, such as Juqi, serving Peking duck and other cuisines from Beijing. Dining options continue at the hotel, which has a Prime Met Steakhouse — complete with vintage-inspired brass and peacock-blue decor and a whiskey and sake bar — and a roof deck featuring views of almost all of Manhattan.

A ‘top destination’ for Asian food lovers

Flushing is home to New York City’s biggest and busiest Chinatown. Its crowded streets are lined with Asian eateries and markets, as well as vendors selling everything from tomatoes to turtles to T-shirts. “Flushing is a top destination for people who love Asian food,” Chen says. Local favorites include Nan Xiang Xiao Long Bao for soup dumplings, about two blocks from the building, or a hot pot restaurant like Haidilao Huoguo, which is less than 10 minutes on foot. There are also Korean barbecue joints, Vietnamese eateries and so many small restaurants, stands and stalls that one could try a different place every day for months. Main Street features banks, pharmacies, markets and American fast-food joints. The James A. Bland Playground is three blocks away, providing handball and modern play structures for kids, while the nearly 900-acre Flushing Meadows Corona Park is about a 20-minute walk. Baseball fans can reach Citi Field, home of the Mets, in about 10 minutes via subway.

One block from one of New York City’s busiest subway stations

Flushing-Main Street is the last (or first) stop on the 7 train and is about a five-minute walk from Tangram; it takes about 40 minutes to get to Grand Central Terminal. There’s also a Long Island Rail Road station, which is about the same distance from the complex on foot and delivers passengers to Midtown Manhattan in about 25 minutes. Drivers can access I-678 to travel further south into Queens or north to the Bronx; Whitestone Expressway to Long Island; or 25A for a trip to Manhattan.
