A midsized condo amid the co-op heavy Upper East Side

Situated along main Upper East Side thoroughfare East 79th Street and right around the corner from iconically old money Park Avenue, The Belgravia is one of the few condo buildings west of Lexington Avenue. “It's among very high-end co-ops and a limited number of extremely expensive condos,” says Julie Weintraub, a broker with Akam with a lot of experience selling the building. “The co-op that was just built across the street has units starting at $10 million. 900 Park, around the corner, is a condo but priced much higher.” In contrast, one bedrooms here can sell for under $ 1 million. Because of this unique advantage, the 21-story red brick tower is popular with investors and second-home owners looking to keep pied-a-terres in the city. The midsized residence incorporates a mere 66 well-proportioned units. They’re particularly good value when considering the high level of the rental market in the area, another benefit of buying in a condo. The Belgravia’s staid setbacks imbue most of its one- to four bedrooms- with either outdoor space or great exposures. “Residents tend to either get large street-facing bay windows or inward facing balconies,” Weintraub notes. While proximity to Central Park and most Museum Mile institutions is a major draw, so is The Belgravia’s comprehensive suite of amenities which includes a Japanese zen garden.

Well sized studios and one bedrooms with marble bathrooms and walk-in closets

According to Weintraub, the majority of the residences are studios and one bedrooms — priced between $800,000 and $1.3 million — but these units are larger than the norm and often include layouts in which alcove areas can be sectioned off and potentially turned into additional bedrooms. On the market in Summer 2024 with Weintraub for $850,000, unit 7A incorporates 712 square feet of space, is in original condition but features new appliances and has a king-sized bedroom. Like with any older building — with this one completed in 1985 — the state of renovation varies greatly from unit to unit and will more closely reflect updates made by previous owners but as the broker notes, “If the residences are well maintained, they can be very nice because they mostly have all marble bathrooms. Most of the one bedrooms have additional powder room bathrooms which is incredibly rare in this neighborhood. All units have walk-in closets.”

While a handful of higher floor two bedrooms surpass the $2 million mark, three and four bedrooms go for between $3 million and $4.5 million. On the market at the top of that range in Summer 2024, Penthouse B is a sprawling 2,250 square-foot duplex with an impressive four terraces including a large rooftop deck replete with an outdoor kitchen. The en-suite two bedroom also includes a custom CetraRuddy -designed staircase and Listone Giordano Oak flooring as well as advanced Lutron lighting/shade and a multi-zone central air HVAC system, which are also available throughout the building. The penthouse’s open-plan entertainment level with triple exposures incorporates a dining room, gallery, living room, library and a large Valcucine chef’s kitchen with top line Wolf, Viking and SubZero appliances. Though none of the residences can contain in-unit washer/dryers, there’s a large, up-to-date laundry room in the basement.

White glove door attendants and a ground level gym

Though a less expensive Upper East Side condo, The Belgravia does provide the quintessential white glove door service residents come to expect from this part of town. The lobby these attendants helm 24/7 leads to a recently renovated fitness center and residence lounge that doubles as a fully equipped conference center when needed. This space then connects to the building’s shining gem, it’s meticulously manicured Japanese zen garden, situated toward the rear for full tranquility. While there’s no on-site parking, there are plenty of garages within the surrounding blocks that offer competitively priced monthly rates.

Central Park and the Metropolitan Museum of Art within two blocks

The Belgravia is just two blocks from Central Park’s 843-acres of activity-rich green space and most notably the popular running track-encircled Jacqueline Kennedy Onassis Reservoir. Abutting the stately pond is the Metropolitan Museum of Art. This massive institution holds sway over a stretch of 5th Avenue colloquially known as Museum Mile. Other hallowed venues include the Frick, Jewish Museum, Neue Galerie and Cooper Hewitt National Museum of Design. Each features a robust program of exhibitions, talks and workshops throughout the year. Just a block west from The Belgravia is the world-famous Madison Avenue and its endless offering of luxury boutiques and blue-chip art galleries. Eateries like E.A.T. food market and restaurants like Serafina also abound. The Milanese-inspired Sant Ambroeus is the neighborhood’s preferred coffee and pastry shop. Toward the east, First and Second avenues are lined with a wide array of owner-operated bistros. Weintraub notes that Agata & Valentina is also a locally beloved gourmet food market. Commuting is straightforward with the 77th Street subway stop served by the local 6 line. There’s also a cross-town bus that stops close to The Belgravia’s entrance and gets residents through the park to the Upper West Side in a matter of minutes.
