An iconic Bronx co-op offering breathtaking views and community
To say one lives in the 13-story, 130-unit building at 2400 Johnson Ave. in Spuyten Duyvil is a little bit of a flex. Known simply as “The Blue Building,” the 1969 co-op sits atop a cliff emblazoned with a massive, spray painted “C” (for Columbia University), its entire facade a classic shade of blue, thanks to thick glass blocks and tiles in the soothing hue. But that’s not even the building’s most compelling feature.
“What draws people to the building is the view,” says Douglas Elliman executive manager of sales and longtime resident of the area, Tehri Edwards . It makes sense, because the view is astounding, including the Hudson River, the Henry Hudson Bridge, the New Jersey Palisades, Inwood Hill Park, Isham Park, dramatic 500-foot high cliffs, Washington Heights and even Midtown Manhattan. “It’s so beautiful. It’s gorgeous right now,” says Edwards in late fall. “It’s beautiful when it’s snowing. It’s nice any time of year, really.”
The building is designed to maximize that vista. “All of the apartments are facing south,” says Edwards, adding that corner apartments offer the bonus of an additional east or west exposure.
In addition to the iconic facade and incredible vantage point, The Blue Building offers residents a sense of community, as evidenced by photos on the building’s website and Edwards’ impressions. “It’s very friendly. They have a patio off the lobby and they used to have Sunday afternoons with wine. A woman had a walking group. They’re really active people,” she says.
The agent also reports that once people move in, they tend to stay a while. “I was talking to a woman who came to my open house. She’s been there 24 years,” she says. “There’s a one-bedroom for sale every once in a while. I think people, they like it in there.
Studios to two-bedrooms with big windows, some with terraces
Homes at The Blue Building include studios to two-bedrooms. Studios starting at 464 square feet list for around $260,000. One-bedrooms measuring as much as 900 square feet ask between $230,000 and $430,000. Two-bedrooms as large as 1,500 square feet sell for $500,000 or more.
Units feature large windows to maximize the view, and central air. Some apartments have a balcony or terrace.
Indoor garage, an pool under renovation and a gym under construction
The Blue Building is staffed by a 24-hour door attendant and live-in super. Amenities include a shared patio and laundry facilities on most floors. A year-round pool is under renovation, scheduled to reopen in 2025. The building’s website features photos of residents enjoying a “midnight swim” pre-pandemic. A gym is also being built. The co-op has an indoor garage. Edwards says that parking is usually available for shareholders, and each spot comes with a small storage space above it.
Pets are considered on a case-by-case basis.
Spuyten Duyvil near parks and a short drive to retail and dining
The Blue Building is located in Spuyten Duyvil at the southernmost part of the Bronx, overlooking where the Harlem and the Hudson Rivers meet. The neighborhood offers residents serene surroundings with easy access to Manhattan via transit or car. “It has the convenience of being in a city while still having the peace and quiet of suburbia that some people like to flee to. And it’s right in your backyard,” says BOND New York Properties agent Danielle Senisi, a resident of the area.
There is a small strip mall nearby for basic necessities and services and a Key Food Supermarket on Broadway can be reached in five minutes by car. Additional shopping and dining options are found along and near Johnson Avenue and Riverdale Avenue. The nearly nine-acre Henry Hudson Park can be reached in about 15 minutes on foot and contains athletic fields, a playground, walking trails and dog-friendly areas. Seton Park, which has similar facilities, is a 20-minute walk or five-minute drive to the north. The massive Van Cortlandt Park can also be reached in about five minutes by car. The prestigious private schools Horace Mann and Ethical Culture Fieldston School are no more than a 10-minute drive from the co-op.
Easy access to Manhattan via trains, buses and car
The Spuyten Duyvil Metro-North Railroad station is about a 10-minute walk from the building, and travel time to Grand Central Terminal is about 30 minutes. Commuting to Midtown via bus and subway takes about an hour, and by car the trip is about 35 minutes. The building is a few minutes from an entrance to Route 9A/Henry Hudson Parkway for easy access to Manhattan and points north and Route 9 and Interstate 87 are major roadways to the east. LaGuardia Airport can be reached in about 25 minutes by car.
