A family-friendly luxury condominium designed by Hill West and Flank
As the sun sets in the borough of Brooklyn, residents at The Boerum can be found 15 stories above street level, enjoying their outdoor terrace amongst neighbors, sipping wine, barbecuing and watching the kids play. Completed in 2016, this 19-story mixed-use building is home to not only 128 luxury condos, but also a Hilton Hotel on the first six floors (which has a separate entrance). Many of the residents at The Boerum are families, in a design created specifically to cater to such a community. The location of the building also appeals to a wide buyer pool, since it borders two other popular Brooklyn neighborhoods, including Cobble Hill and Downtown Brooklyn.
Integrated architecture and timeless design
Unlike some other newer builds taking over the Downtown Brooklyn area and beyond — which have created tension within the community for being incongruent with the surrounding cityscape — the designers behind The Boerum wanted to create a sense of cohesion. The reddish, brick-clad facade (complete with three-paneled windows framed with cast stone) nearly seamlessly blends in with the neighboring low-rise brownstones. “The exterior is pretty much inspired by the townhouse proportions and then modernized,” says James May, a broker with eXp Realty and a resident of the building for three years. “Up on the 15th floor, the design changes — [there are these] sculpted, aluminum panels. They kind of represent the sky itself, giving it more of a low-rise feel, because the panels blend in with the sky.”
Walking by the relatively new building, one barely even notices it, a refreshing shift in this rapidly changing borough. “This is one of the first luxury buildings landing in Brooklyn with the amenity-rich condos,” adds May, who has also completed six deals in the condominium. “Flank & the [developer] Carlyle Group did it really well. It works with the street, it blends together. There's no eye-sore with this building. But for me, [the best part is] the sense of community here.”
Plenty of amenities on the 15th floor geared towards family and socializing
Unlike other luxury condos, according to May, people “actually use the amenity spaces here,” but it’s “never too busy.” They’re spaces that bring people together and encourage neighborly interaction, whether it’s watching a tennis match on the terrace’s outdoor television or letting the kids romp around in the indoor and outdoor playrooms. “It’s [great] because there are high railings — you always worry with kids running around, but it feels very safe.” In the summer months, according to May, many residents leave for their second homes, so there’s never too many people there at the same time. For instance, in the fitness center — which, like all amenities, is located on the 15th floor — May says “you can always find a space to work out.”
There’s also a media and recreation room with a lounge and a library area featuring work-from-home nooks, as well as a bar, all of which open up to the large outdoor area. “It’s a nice vibe up there and a sense of community,” May says. “It’s very lounge-y, And there’s really nice lighting at night.” Residents can also expect a 24-hour doorman that helps add to the overall homey vibe of the building, as well as a live-in resident manager: “[The staff] are all very warm and welcoming when you walk in,” he says. “It feels very safe.” Parking is also available directly in the building, with deeded spots. “From time to time, they’ll come up for sale, and go for roughly $160,000 to $190,000,” May adds.
One- to five-bedroom units available
Given that the condominium is family-oriented, individual units can go up to five-bedrooms — a rarity for new builds. “There are no studios, and you don’t see many five-bedrooms released anymore. They’re 2,500 square feet; plus, they’re really beautiful,” May says. Prospective buyers can expect white Calacutta marble-clad bathrooms with double vanities, radiant heated floors and Watermark fixtures. “They really thought about the design. For a building that’s over seven years old, it’s still timeless,” May says. “They didn’t cut any corners with the finishes. They have heavy doors and solid millwork in the kitchens.” Kitchens are outfitted with Silestone quartz counters, along with Smeg and Liebherr appliances, and an island with bar seating. Most units also include LG washer/dryers. But May points out there’s another perk of living there: it’s pretty quiet. “It’s well sound-proofed and you don’t hear anything above, below or next door. Flank put two layers of soundproofing and poured concrete, so you’re not going to hear anything, which is great.” As far as pricing goes, one-bedrooms have sold for as low as $900,000 for around 768 square feet and up to $1.349 million for around 900 square feet in recent years. Two-bedrooms typically fall between $1.89 million and $2 million for between 1,266 and around 1,350 square feet, while three-bedrooms run between $2.57 million and up to $3.2 million for 1,745 square feet. Four-bedrooms have gone as low as $3.9 million in recent years, but generally start at $4.25 million for just over 2,400 square feet. In 2023 and so far in 2024, units stayed on the market anywhere between two and 100 days, but some lasted less than one month.
Near tons of shopping, eateries and transportation
Boerum Hill is one of Brooklyn’s most coveted locations, given that it’s close to the attractions around Downtown, the eateries of Cobble Hill and shopping along Atlantic Avenue. Despite being in the thick of so much, the block itself — State Street — is fairly quiet and there’s a Citi Bike station just outside the building. The condominium is within walking distance to the Fulton Mall area, which has a Macy’s, an Aldo, and City Point, which includes a Trader’s Joes, Alamo Drafthouse Cinema, boutique shops, pop-up markets and a lower-level food court called Dekalb Market Hall. Michaels, a rarity in New York City, is also one block away, and along both Atlantic Avenue and Smith Street, residents can find several vintage stores that draw Brooklynites from all over the borough. For dining, there are ample restaurants near Smith Street, including French Louie — a beloved bistro — and hip cocktail spots such as Yard Bar. Court Street is also a decent spot for nightlife. Transportation includes the 2 and 3 trains at Hoyt Street, the A, C and F trains at Jay St-MetroTech and the 2, 3, 4 and 5 trains at Borough Hall. The transportation hub of Atlantic Terminal is also within walking distance.
