An Upper West Side condop that offers flexibility and top-notch amenities

The Boulevard stretches along the bustling Broadway block between West 86th and West 87th streets, offering the best of the Upper West Side along with a host of amenities that includes several outdoor spaces, an indoor pool and racquetball, squash and basketball courts. It’s also in between Riverside Park (two blocks west) and Central Park (three blocks east). The 20-story brick building was part of a wave of new development on the Upper West Side in the 1980s. Architect Alexander Cooper took cues for its design from the “formidable, marvelous, chunky” Belnord across the street, he told The New York Times in 1987, just after move-ins began. The upper levels are set back, providing space for terraces, with glass walls that give the building an airy and animated feeling that nods to more historic New York buildings, Cooper told the Times. In addition, the corner on West 86th Street features rounded windows overlooking the street.

The Boulevard is a condop, combining the benefits of a co-op with the flexibility of a condo, according to agent Santiago Steele, head of The Steele Team at Corcoran. “What’s great about this building for buyers is that it functions like a condo,” he says. “You can rent it out immediately and rent it out indefinitely.” In addition, the carrying costs are lower, and some of the fees — namely the mortgage and property taxes that are rolled into monthly common charges — are tax deductible.

Large layouts with outdoor space and greenhouse-like windows

There are 354 units at The Boulevard, with one-bedroom homes being the most prevalent. Still, a few studios, plus two-, three- and four-bedroom abodes, are available, several of which are duplexes. Corner units overlooking Broadway feature curving walls of glass that give rooms the feel of a solarium, while upper-level units offer greenhouse-like window boxes that flood the rooms with light and give the units an expansive feel. Many residences also have outdoor space. Design details include large layouts, open floor plans, high ceilings and hardwood floors, many with a herringbone pattern. Most units have washers and dryers, although some smaller units do not permit them, Steele says, adding that laundry facilities are on each floor. A studio costs just under $700,000, while a one-bedroom unit ranges from around $920,000 to $950,000. A two-bedroom starts at around $1.5 million, reaching as high as $2.4 million for a penthouse with a terrace. A three-bedroom costs around $2 million, while a five-bedroom penthouse duplex with outdoor space sold in the summer of 2024 for just under $6 million, with common charges of around $15,000 a month. An additional capital assessment, based on each unit’s value, is in place through the end of 2025 for common area improvements. For example, the extra charge for a $1.8 million apartment would be about $428 per month.

A suite of amenities that rivals newly constructed buildings

The Boulevard has a slate of amenities some may associate with newer builds. For starters, fitness buffs will appreciate the two-floor wellness center, including a well-equipped gym, a 75-foot indoor pool and a space that can be used for squash or half-court basketball and racquetball courts, plus a steam room and sauna. There’s also a children’s playroom with an indoor jungle gym, a party room, two sundecks and a rooftop lounge. Storage is available, and there’s an independently run parking garage with direct elevator access to the building. The building is also fully staffed, so residents can expect door attendants and other “friendly” crew members to help with everyday issues, like deliveries, pickups and reservations, Steele says.

Parks and Shopping in a bustling part of the Upper West Side

The Boulevard lies between Riverside and Central parks, so outdoor lovers have options when it comes to getting out into nature. The West 87th Street Dog Run is just inside the gates of Riverside Park, while the southern edge of the Jacqueline Kennedy Onassis Reservoir is just north of Central Park’s 86th Street Transverse. Broadway is lined with delis and big-box stores, and Amsterdam and Columbus avenues feature restaurants, from funky Jacob’s Pickles to Barney Greengrass, a more than 100-year-old Jewish deli known for its smoked fish. Crossbar, across the street on West 86th Street, “is a home for the Soccer Community of the Upper West Side,” according to its website, offering a full menu, a mini soccer field and soccer games on every television. Zabar’s, known for its specialty foods, is a few blocks south at West 80th Street and Broadway. The West End Theatre, a small venue hosting dance and other performances, is on West 86th Street, and there’s an AMC movie theater on Broadway at West 84th Street.

Entrances to the 1 train on both sides of the building

The Boulevard is on a block flanked by entrances to the 1 train station at West 86th Street and West 87th Street along Broadway. In fact, the latter station was created as part of the building’s construction in the 1980s. Residents can also walk a few blocks to the B and C trains at West 86th Street and Central Park West. The M86 runs crosstown, and several other bus lines have service along Broadway. Drivers can access the West Side Highway via West 79th Street, and West 86th Street is a two-way thoroughfare. The drive to LaGuardia Airport is just over 30 minutes in light traffic. Getting to John F. Kennedy International Airport takes about an hour in a taxi — but prepare for a longer trip around rush hour.
