Designed by noted Queens architect Benjamin Braunstein in 1939, the Bradlee is set in the heart of Forest Hills and mixes prewar proportions with a modernized red-brick exterior. Gone are Braunstein's original Colonial Revival columns and pediment that framed the front doors. They've been replaced by a modern, minimalist entry surround sheathed in richly veined white stone. Inside, the lobby evokes a sense of elegance with arched windows, a sitting area with two plush sofas and a fireplace. The space then splits into two elevator banks that service separate wings, giving the six-story, 73-unit building a sense of intimacy. "What’s nice about the Bradlee is it’s not so huge that people can get lost,” says Yael Goldman, a broker with Brown Harris Stevens who recently listed a one-bedroom in the co-op property. “Things people love are the prewar details and the fact that you’re just two blocks from the subway, express bus, shopping and the Long Island Rail Road.”
Studios to two-bedroom residences starting at $179,000
The building offers a mix of prewar layouts, from generous studios to two-bedroom residences. Arched doorways and crown molding add elegance to the interiors, which generally contain dining alcoves and entry foyers. Finishes have been personalized throughout the years and range from basic to luxe. Many units also have hardwood floors and built-in heating, but windowed air-conditioners are needed in the warmer months. Regarding pricing, a studio sold in October 2024 for $179,000, with a monthly maintenance fee of $425, not including cooking gas or electricity. One-bedrooms range from $250,000 to $395,000. A renovated two-bedroom residence sold in December 2024 for $485,000. In terms of policies, subletting is permitted after one year of occupancy for three years maximum during ownership.
A part-time doorman, storage units and a laundry room are the main perks
The Bradlee employs a part-time door attendant daily from 3:30 p.m. to 11:30 p.m. and offers residents storage units for $50 per month, with no waitlist. There's also a shared laundry room, two elevators, and a bike room available free of charge. The property is not pet-friendly and does not have a garage or lot. "Street parking is not difficult in the area, and you're surrounded by buildings that offer parking," notes Goldman. While there's no gym on-site, Planet Fitness is five blocks away.
The building is near vibrant Austin Street and its many shops and restaurants
“Forest Hills has become hip again,” says Goldman. “There are so many new restaurants and bars in Forest Hills, especially on Austin Street — it's attracting more young people who can afford different price points." A range of cuisines along the strip includes Greek, Latin, Japanese and Irish. White Radish is a standout restaurant serving new American fare in a cozy setting. Trader Joe's is moments away for groceries, and the Target on Austin Street also has a grocery section. The building is three blocks from modest Yellowstone Park, a two-acre green space with dog-friendly areas, basketball courts and a playground. Less than half a mile away is vast Flushing Meadows Corona Park, which includes Citi Field, home of the Mets, and the USTA Billie Jean King National Tennis Center, where the U.S. Open takes place, along with a slate of other amenities.
The E, F, M and R trains stop two blocks away
The Bradlee is located near multiple transportation options, the nearest being the Forest Hills-71 Avenue subway station, two blocks away, which provides access to the E, F, M and R trains. The E and F travel express can reach Manhattan in at least 20 minutes. For those who prefer bus travel, several buses stop near the property along Queens Boulevard, including the Q60, QM11 and QM18. The Q23 also stops nearby as it goes from Elmhurst to the south side of Forest Hills. While there have not historically been Citi Bikes in the area, the city has announced plans to install them by the fall of 2025. The building is set roughly midway between JFK and LaGuardia airports for air travel, about three miles from each.
