A mid-rise prewar co-op in Madison by a prolific New York architect

The seven-story, brick building known as The Brevoort debuted in 1953, marketing for the project promised a “modern elevator apartment building” with TV outlets in each unit, General Electric oversized refrigerators with across-the-top freezers and colored tile and plumbing fixtures. For the most part, those elements are gone. But the spacious rooms off of foyers, large closets and cross- or through-ventilation remain. The 108-unit co-op is one of the many apartment buildings in the New York City area designed by architect Julius Fishkind. A graduate of New York University, Fishkind started his career at age 26 and in just 20 years designed more than 50 buildings in a variety of architectural styles in areas as far-reaching as Rego Park, Forest Hills, Kensington and Yonkers. His prolific career was cut short in 1955 when he died of a heart attack at the age of 46, but not before he became one of 22 founding members, president and architect of Temple Emanuel in Great Neck, Long Island.

Studios to three-bedrooms with foyers and windowed kitchens

Homes in The Brevoort include studios to three-bedroom units. Studios are 482 square feet or more and list for $196,000 and up. One-bedrooms measure up to 900 square feet and ask as much as $270,000. Three-bedrooms as large as 1,200 square feet sell for $365,000 or less. Most homes have hardwood floors and windowed kitchens.

Live-in super, laundry facilities and a courtyard that hosts open-air play

Amenities include a live-in super, shared laundry room and storage available for a $35 per month fee. A large courtyard space features seating, some plantings and toys for children. There is a waitlist for parking, which is $125 a month. All utilities are included with maintenance. Pets are not permitted. Subletting is allowed after two years of residency.

Madison near Marine Park and Sheepshead Bay

The Brevoort is surrounded by similar mid-rise brick buildings in the suburban-feeling neighborhood of Madison. Shopping and services are nearby on Avenue R at the end of the block, as is the Italian restaurant Michael’s, a popular spot for New York City politicians. A Key Food Supermarket is on Gerritsen Avenue, about a five-minute drive. Larger retailers can be found on Kings Highway to the north and Avenue U to the south. The building is near the almost 800-acre Marine Park, Brooklyn’s largest green space, which contains protected grassland and salt marshes. Facilities include a golf course, bocce courts, baseball fields, playgrounds and biking trails. The park also contains a nature center and launch and landing spots for canoes and kayaks. James Madison High School is a 10-minute walk from the co-op.

Bus stops nearby, subway lines a 20-minute walk, easy access to the Belt Parkway

Several bus stops are located within a five-minute walk of the building, and the B and Q trains stop at Kings Highway - East 16th Street, which can be reached in about 20 minutes on foot. The two major thoroughfares nearby are Kings Highway to the north and the Belt Parkway to the south. Drive time to Midtown Manhattan is around one hour and travel to JFK Airport by car is about 35 minutes.
