An Upper West Side 1980s condo fronted by a grand vaudeville theater facade
The 127-unit condo at 2250 Broadway is the architectural embodiment of "business in the front, party in the back." A majestic three-story Neoclassical facade in white terracotta with column-flanked, double-height arches frames the 22-story tower's entrance. Designed by Scottish immigrant Thomas W. Lamb in 1913, the structure was part of a grand vaudeville and "photo play" (movie) theater. Lamb would go on to be one of the premier designers of lavish movie palaces found in New York City and nationwide.
The theater eventually transitioned to screening films exclusively, and in 1953, it was purchased by CBS. Operating as Reeves Teletape Studio, the converted space was the filming location for the first seasons of "Sesame Street" and the soap opera "Search for Tomorrow." The daytime series was still in production when developers Landmark Restorations Company, which takes on projects with a preservationist element, purchased the building to convert the site to condos. The company hired the ideologically aligned firm Beyer Blinder Belle to restore and convert the three-story entrance and design the red-brick, streamlined residential portion of the development, set back but looming over the contrasting facade. The theater portion of the building was demolished, and the tower was completed in 1987.
Beyond its illustrious history, the condo has garnered attention for at least one member of its staff. In a 2014 installment of the site West Side Rag's "Profile of a Doorman" feature, residents raved about the door attendant of more than eight years, Gavin Surjnarine. A recent visit to the building found the affable Surjnarine behind the desk, more than happy to discuss the building's past, including the time a former Sesame Street puppeteer wandered in, recalling how he had lived a few blocks away saying, "I used to work here."
Referring to the two children pictured with him in the West Side Rag story, Surjnarine says, "They're in college now."
Generously sized studios to three-bedrooms and some duplexes
Homes in The Broadway include studios to three-bedrooms. Studios 460 square feet or more sell for $615,000 and up, and one-bedrooms as much as 800 square feet list for $795,000 and higher. Three-bedroom units measuring as large as 1,900 square feet, which includes some townhouse-like duplexes, sell for as much as $4.1 million. Units featuring wood parquet floors are generously proportioned, with bedrooms often accommodating a king-size bed. Many apartments have a balcony overlooking the nicely landscaped courtyard and the rear of older midrise residential buildings. Some homes include corner windows, and select units offer oversized terraces at the building setbacks.
Door attendant, live-in super, fitness center and landscaped courtyard
The condo has a 24-hour door attendant and live-in super. Amenities include a windowed fitness center that opens to the lushly landscaped garden and courtyard with seating. There is a children's playroom and shared laundry facilities. The building is pet-friendly. An ongoing capital assessment ranges from about $25 to $125.
Prime Upper West Side near Riverside Park, museums and Zabar’s
The Building is located in the heart of the Upper West Side near shopping, dining and culture. Riverside Park is two blocks west, with playgrounds, running trails and athletic facilities nearby. Zabar's is across the street, and Citarella and Fairway Market are at Broadway and 75th Street. An AMC multiplex is at 74th Street and Broadway, the Children's Museum of Manhattan is on 83rd Street, and the American Museum of Natural History is about a 10-minute walk from the building. Popular restaurants in the area include Jacob's Pickles, Nice Matin and Chama Mama.
Easy access to several subway lines and major west side roadways
The 1 and 2 trains stop at 79th Street and Broadway, and the A, B and C trains can be caught at 81st Street at the American Museum of Natural History. Riverside Drive and an entrance to the Henry Hudson Parkway are two blocks from the condo and provide easy connection to the west side of Manhattan and points north. LaGuardia Airport can be reached in about 25 minutes by car.
