Atlanta’s only LEED-certified building near all the action

The Brookwood can tout any number of desirable features: comprehensive amenities, prime skyline views, steps from shopping and dining. But most notable is its title as Atlanta’s first and only high-rise condo to receive LEED (Leadership in Energy and Environmental Design) certification — the nation’s gold standard green building rating — upon its completion in 2009. In fact, the international design firm behind it, Smallwood, Reynolds, Stewart, Stewart, is the same one that completely overhauled the nearby Buckhead Village District a few years later from a disruptive nightlife scene into a vibrant mixed-use community. Some of the village’s live-play aspects can be found in the 19-story, Georgian-style brick building on Peachtree Street, including three restaurants, an outdoor swimming pool and an entertainment area, while residents appreciate the condo’s prime location between Midtown and Buckhead — without the same level of congestion. “Whenever I show a unit, everyone tells me how much they really like this building,” says Tara Widener, a licensed agent with Beacham and Company Realtors in Atlanta.

Environmentally friendly features

A contemporary marble and glass lobby leads up to 219 two- and three-bedroom units, ranging from 1,150 to 2,908 square feet; prices range from $542,000 to $1.1 million. Floor-to-ceiling windows allow light to pour into an open floor plan that contains 10-foot ceilings and wide-plank hardwood floors. All condos include a balcony — some even have two — and provide fresh air and enough room for at least a small table and chairs. Units facing north also provide sweeping views of the Buckhead skyline, made even more dramatic during sunset. LEED elements encompass low-VOC paint, hardwood floors with the Forest Stewardship Council stamp of approval, HVAC systems that release pressurized fresh air throughout hallways and common areas, low-flow sinks and toilets, Energy Star appliances and convection ovens. Windows have protective coatings that help retain heat and block UV rays. However, units facing busy Peachtree are bound to be noisier than those in the back of the building. Kitchens come equipped with wine storage, stainless-steel Viking appliances, range hoods that vent gas stove emissions outside and built-in refrigerators. Meanwhile, ample cabinets and a granite island counter cleverly concealing the microwave are thoughtful inclusions. En-suite bathrooms continue the luxe feel with marble counters, soaking tubs, double vanities and separate shower stalls.

Dog park, saline swimming pool and guest suites

Behind the building is a large, manicured courtyard that includes a dog park. “It’s enclosed so you don’t have to worry about walking city streets at night,” says Widener. She adds how security is a top priority for the condo, which includes a 24/7 concierge. The courtyard leads to an inviting clubhouse, also with floor-to-ceiling windows, where residents can kickstart their morning at a free self-serve coffee station. Downtime is spent at a year-round Junior Olympic-size pool, game room with a pool table, fitness center with Peloton bikes and covered outdoor entertainment/kitchen space centered around a fireplace. There’s no missing the Big Green Egg charcoal grill, prized among BBQ aficionados for its ability to retain heat and moisture when cooking. A catering kitchen is available for large-scale entertaining, and it’s entirely possible to rent one of the condo’s wine vaults for storing special occasion bottles. Not only are residents entitled to two parking spots, but there are 35 free guest parking spots, although street parking can be found along nearby leafy residential streets. Two guest suites for visiting family and friends are another bonus. Widener compares them to high-end hotel rooms, and cost $150 a night.

Conveniently located between Buckhead and Midtown

Although The Brookwood is surrounded by restaurants within a short walk or drive, residents only have to wander downstairs to enjoy Mexican from Botica on its patio, small plates from upscale Osha Thai Sushi Galleria or brunch from Egg Harbor Cafe. There’s even a My Salon Suite where independent beauty service contractors can provide hair and spa services. Despite its name, the building actually straddles Ardmore and Brookwood Hills on a busy stretch of Peachtree Street, making it a cinch to walk to restaurants like The Hive Buckhead for boozy brunches or Tuk Tuk Thai Food Loft for trendy street food. Upscale shopping and destination dining is 2.6 miles away in Buckhead Village, also home to Whole Foods and Trader Joe’s for groceries. Less than two miles in the opposite direction, bustling Midtown is packed with numerous offices, museums, nightlife and more. But green space is within walking distance and includes Ardmore Park and the scenic Tanyard Creek Park stretch of the 22-mile Atlanta BeltLine. The public Bobby Jones Golf Course is just past Piedmont Atlanta Hospital; the latter is within walking distance of The Brookwood, making the condo an attractive option for medical professionals.

Nearby MARTA station

The accessible Atlanta Peachtree station of MARTA is about a 10-minute walk, providing service on the Red and Gold lines. MARTA also stops at Hartsfield-Jackson Atlanta International Airport, which is 14 miles away by car. Additionally, buses run up and down Peachtree for added convenience.

Some rentals are allowed

The Brookwood allows 25 percent of units to be rented by owners, which can add a transient aspect.
