Classic outside, contemporary inside

Living in an early 20th-century luxury apartment in New York City almost always has compromises. Beaux Arts ornamentation and roomy layouts can make residents feel transported, but century-old plumbing and outdated appliances can quickly snap them back to a less lofty present. One rare exception is The Chatsworth, built in 1904 and gut renovated in 2015 to give residents the grandiose style of Gilded Age architecture without sacrificing contemporary comforts. “It feels more like that cozy prewar building that people love about the Upper West Side, with all of the more modern amenities of the bigger buildings. So it really gives you the best of both worlds,” says Daniel Blatman, a broker at The Agency. Cherubic limestone statues still decorate the facade, while inside, the design firm Pembrook & Ives restored the lobby to a better version of its old self — uncovering long-forgotten skylights and installing lightbulbs behind them. Although The Chatsworth’s previous developer ended up being involved in an embezzlement lawsuit, as of 2024, new leadership is steering it in the right direction. “There is a new developer that is converting all of the unsold units and has taken over the project to make it a very healthy financial investment,” Blatman says. “And the building now actually has a reserve fund.”

Room to enjoy the high life

“Their favorite things are definitely the layouts and the room proportions,” Blatman says of residents. “And the windows are very large.” Aside from a few 450-square-foot studios, most residences are spacious and uniquely laid out from each other. “The B line is not going to be all uniform. The A line is not going to be all uniform. It’s really apartment by apartment, so it’s important to make sure you’re finding the right opportunity for you,” Blatman says. One bedrooms start at 1,000 square feet and can have separate dining and living rooms, plus an area off the kitchen that can be used as a home office or extra bedroom. Two bedrooms, which go up to almost 2,300 square feet, typically center around an open-kitchen great room and have en suite bathrooms for the primary bedrooms. Laundry rooms, long foyers and extra half bathrooms are also common. In three bedrooms, which are sized up to 2,700 square feet, some primary bedrooms have dressing rooms, and there are often extra seating areas in hallways between the living and sleeping quarters. Four bedrooms can reach 3,600 square feet and include multiple walk-in closets in primary bedrooms, plus, most of their bedrooms have en suite bathrooms.

Bringing a 20th-century building into the 21st century

“One of the best things about this building is that the finishes are top notch,” Blatman says. In addition to installing herringbone oak floors and quartzite slab countertops, developers added both Miele oven and Wolf stoves, Bosch washer-dryers and zoned HVAC systems. Bathrooms, outfitted in Carrara and Bardiglio marble, have double vanities in the primaries, and both walk-in showers and soaking tubs. Motorized blinds round out the modern touches, while finishes such as recessed ceilings and crown molding recreate old-school charm.

Condo-like perks with lower co-op pricing

For its combination of authentic Beaux Arts exterior, newly renovated interior and condop structure, The Chatsworth stands alone. “You don’t have many prewar condops at all in the Upper West Side, or renovated prewar buildings with amenities. There are three, maybe four of them,” Blatman says. Even the nearby Dorilton, which has contemporary upgrades like central air and washer-dryers in most units, hasn’t been as extensively renovated, and The Apthorp, a similarly aged condo, is more expensive. For what The Chatsworth offers, it’s quite the catch. Up until the first half of 2024, one bedrooms here have been priced between $900,000 and $2.7 million, and two bedrooms have sold for between $1.6 million and $2.8 million. Three bedrooms have sold for between $3.5 million and 5.8 million, and four bedrooms have sold for between $5.4 million and $7.5 million. The building’s condo-like rules make buying and selling units much easier than in typical co-ops. “You have all the benefits of co-op ownership, which gives you more of a community feel, but it also gives you lower closing costs and your title insurance is going to be lower,” Blatman says. “Then you get the benefit of being able to rent it out unlimited.”

At-home entertainment, at its finest

Amenity spaces totaling 17,000 square feet were one of The Chatsworth’s most substantial additions. “You get more here than you would at the Robert A.M. Stern buildings,” Blatman says, referring to the fitness center and yoga studio, game room with pool table, mini movie theater and two children’s play areas. The library can be used as a meeting room, and the dining room, equipped with a wine fridge, is helpful for entertaining guests. And according to Blatman, the 24-hour staff makes sure there’s always an attendant standing by the front door to help residents with groceries, baby strollers or anything else they need.

On Riverside Park with cultural highlights nearby

Riverside Park begins right across the street from The Chatsworth, giving residents immediate access to four miles of green space. Just south, the waterfront has been redeveloped with bike paths and a pier that has a small cafe and occasionally hosts outdoor concerts. Shopping options are also plentiful, with Trader Joe’s, Bloomingdale’s Outlet and Zabar’s nearby, and restaurants and bars line both Amsterdam and Columbus avenues. The Metropolitan Opera and New York Philharmonic are about a mile south, and to the east, the American Museum of Natural History borders Central Park — so finding something to do is never an issue.

Super close subway and highway access

Two blocks east, the 1, 2 and 3 trains stop at the 72nd Street station, offering express and local service along Manhattan’s west side and into both Brooklyn and the Bronx. The building is also directly across from the West Side Highway, so car owners can quickly drive downtown or head north from the city.
