Mid-aughts Long Island City condo with more space than newer area developments

Positioned along major thoroughfare Jackson Avenue, The Echelon is a boutique condo with sizable, quality finished residences and an ample amount of amenities, both internal and external. “What people like most about the building is that the layouts are very generous,” says Ivan Mijalkovic, an agent with Corcoran specialized in the area. “It was completed in 2006 when units in Long Island City new developments were much larger than they are now.” Because of its age and the flashy appeal of recently completed comps in the area, prices in The Echelon are undeniably competitive. “A two-bedroom unit with close to 1,200 square feet of space here sells for 1.3 million,” he explains. “A similarly sized residence in a condo like Galerie just up the street — built in 2018 — goes for almost $400,000 more.” Unlike this full block complex, which contains 182 units, The Echelon only has 54. This is ideal for those homeowners in search of more privacy and less crowded or easily worn-down shared space. There are five to six residences per floor in the 12-story condo. Finishes in this quality construction building have held up well in the past two decades and, as Mijalkovic notes, there are no settling cracks. The Echelon has a solid foundation. Double paned windows facing the busy avenue and decent insulation ensure there’s optimal acoustic attenuation and temperature retention throughout. Close to numerous subway stops, other transportation options, essential shopping, revitalized green spaces and rich cultural offerings, The Echelon is also well situated.

Oversized studios to two bedrooms with durable finishes

“The building is trading $1,100 to $1,200 per square foot which is very competitive for this part of Long Island City,” Mijalkovic says. While studios with 503 square feet of space sell for around $650,000, true one-bedrooms range between $800,000 to $1.1 million, depending on size and position in the building. Two bedrooms — most with two bathrooms and large walk-in closets — can fetch up to $1.4 million. All include in-unit washer/dryers. Mijalkovic also notes that the blend of common charges and taxes is very reasonable. Residents of 1,200-square-foot two-bedrooms pay less than $2,000 a month.

Floor-to-ceiling windows bring tons of natural light into high ceiling units throughout while also framing mostly unobstructed views of the Manhattan skyline, Brooklyn and the rest of Queens. Hardwood maple flooring is also common across The Echelon. Uncommon for this type of building is the crown molding. Though original finishes are still in good shape, some might need to be updated, purely as a measure of changing trends. Some units have been revamped with Caesarstone kitchen countertops, white oak cabinetry and stainless-steel appliances; a much fresher look than the dark-tone woods, white enamels and grays popular during the aughts.

Deeded parking spots and a dedicated staff

Staying on the point of updates, The Echelon’s fully furnished roof deck underwent a gut renovation in late 2024. There’s also a well-equipped fitness center and an expansive parking lot toward the rear with spots deeded to more than half of the units. “The staff is truly beloved by the residents,” Mijalkovic notes. “The live-in super has been here for over a decade. The full-time door attendants and porters are incredibly reliable.”

Ideal location in the heart of ever-evolving Long Island City

The Echelon is only a few blocks south of Court Square, the unofficial downtown of Long Island City. This retail and transportation hub of sorts is home to a Target, Trader Joe’s and internationally recognized cultural institutions such as MoMA PS1 and the Sculpture Center. The Court Square and Court Square-23rd Street subway stations are together served by the 7, E, G and M lines. A trip to Midtown Manhattan takes 15 minutes. While the 21st Street station right around the corner from The Echelon is served by the Brooklyn-bound G, the 7 runs through the Hunters Point Avenue station one block away. Nearby is the Hunterspoint Avenue Long Island Railroad station with trains connecting through Jamaica Station to all parts of the region and JFK Airport. There are onramps to the Long Island Expressway at the end of Jackson Avenue.

The Long Island City, more specifically Hunters Point, is lined with repurposed industrial pier parkland. Defined by curvilinear overlooks and picnic lawns, Hunter’s Point South Park Extension also has carefully preserved wetlands. Toward the north, its bike and jogging paths connect into volleyball courts, playgrounds, basketball courts and a dog run. Gantry Plaza State Park incorporates the expansive Rainbow Playground and the architecturally experimental Queens Public Library at Hunters Point designed by the inimitable Steven Holl. According to Mijalkovic, popular area eateries include Peruvian mainstay Jora, French bistro Café Henri, Sweetleaf Coffee Roasters and ramen go-to Takumen. Astoria and Jackson Height’s famously multicultural food scene isn’t far. “Hunters Point Wines & Spirits is a hidden gem,” he concludes. “The guys who own the place really pay attention to the quality of what they source from smaller producers. Every bottle one picks up comes with a back story.”
