A charming, well-maintained Bay Ridge co-op
Situated on 4th Avenue between 70th and 80th Streets, The Embassy finds itself in a cozy Bay Ridge pocket lined with trees, brick townhouses and single-family bungalows. The primarily residential streets give the 1920s co-op- set the tone for a calm, slower pace of life. The spacious prewar floorplans further enhance this comfort, providing ample square footage for living. According to Klevi Tomcini, a real estate broker at Douglas Elliman who has sold multiple units in the building, the board has meticulously maintained the prewar building, including consistent upkeep of common areas, the addition of in-unit washer/dryers and millwork and molding restoration. “They also recently completely replaced the main plumbing lines with new, up-to-date copper piping.” Plus, in south Brooklyn — where studios at The Embassy start at $155,000 — the prices are more affordable than comparable co-ops in Manhattan, like Carnegie House, with similar listings starting at $189,000 (and almost double the price in common charges).
Oversized foyers, ample closet space and hardwood flooring
The co-op comprises 131 residences across six stories, ranging from studios to three-bedrooms. The homes feature wide-plank hardwood floors, galley-style kitchens, formal foyers, casement windows, crown and floor moldings and multiple deep closets. Studios have a big enough footprint to fit a twin-sized bed, a small sofa and coffee table and a petit bistro table with two dining chairs; the most recent sale closed at $202,000. One- and two-bedrooms are more common, starting at 720 square feet and extending upwards of 1,200 square feet; the latest sales include $330,000 for a one-bedroom and 580,000 for a two-bedroom. There are only nine three-bedrooms, and listings start at $650,000.
Modest amenities include a live-in resident manager and a bike room
The Embassy is an elevator co-op building with a live-in resident manager and virtual door attendant. The virtual service helps tenants monitor the building, receive packages by giving delivery people access to a locked package room and keep out unwanted visitors. Residents also have access to the community laundry room, personal storage for an additional fee and the bike storage room in the basement.
Cozy, almost suburban residential streets in Bay Ridge
The Embassy is located in a pocket of Bay Ridge known for its quaint residential streets. Side streets between avenues often comprise grassy lawns, front yard fencing, private driveways and sidewalks dotted with trees and parked cars. Because the neighborhood is relatively remote (some even say almost suburban), life moves at a slower pace. Several green spaces are nearby along the waterfront, including Shore Road Park, Narrows Botanical Gardens and Dyker Beach Park. Parking is relatively easy along the side streets between avenues. However, if that doesn’t pan out, Bay Ridge Municipal Parking Garage (with EV charging spaces) provides daily and monthly rates. For groceries, residents can shop at a few local markets, Brooklyn Harvest and CTown, within a one- or two-block radius.
Near two major highways: Belt Parkway and Gowanus Expressway
Because The Embassy is located on a main thoroughfare, Fourth Avenue, residents can easily access conveniences like the 77th Street subway station just two blocks north, which provides access to the R train. Meanwhile, car owners have a choice between two highways flanking the neighborhood: Belt Parkway along the waterfront and Gowanus Expressway along the east.
