All-glass jewel box condo on the prime Upper East Side
When it comes to especially dense parts of New York City, there’s perhaps nowhere with more packed-in lots than the Upper East Side. While high- and mid-rise buildings here are more evenly spread out than, say, Midtown, the land itself is so parceled up that it's often difficult to construct tall structures without costly engineering, the kind implemented in the development of the supertalls that line Billionaires’ Row. The Georgica on East 85th Street makes the most of measures that allow developers to combine these plots. Forming an L-shape and incorporating cantilevered volumes that capitalize on the acquired air rights of adjoining prewar buildings, the high-profile condominium has frontages on both Second Avenue and East 85th Street. Erected by prolific New York firm CetraRuddy in 2008, the mostly all-glass and geometric tower rises 20 stories over the Yorkville pocket of the neighborhood. Private balconies adjoin many of its 58 expansive residences. According to a Archinect article from 2009, the structure is sheathed in bronze-and-white composite siding, materials that interchangeably distinguish different components of its clustered massing. “The colorful facade also emphasizes the structure’s sculptural, geometric form,” the article describes. “The rhythmic tower is delineated by varying setbacks that create an array of intersecting rectangular planes. This unique design allows for an abundance of corner rooms and spacious apartment layouts.” Undoubtedly, location is also a major draw, especially when considering the building’s proximity to Central Park, ample shopping along Lexington and Madison avenues, the well-served 86th Street Q subway stop right across the street and established haunts like wonderfully kitsch German restaurant Heidelberg just downstairs.
Oversized luxury residences with sweeping skyline views
Unlike most new development condos where spaces tend to be compact, there are generous layouts here that harken back to the classic six and seven apartments of prewar apartment buildings. Even one-bedrooms, with 1,457 square-feet of space, feature foyers. Residents and their guests don’t have to directly enter through living rooms or kitchens as has become the norm elsewhere. This scale of space is reflected in price, however, with such units recently selling for $1.3 million. While similarly sized to somewhat larger two- and three-bedrooms fetch between $1.8 million and $2.8 million — depending on position in the building and the number of view-rich exposures — four-bedrooms can sell for upwards of $4.5 million. One of these 2,713-square-foot units was acquired by former Mets general manager Richard “Sandy” Alderson in 2010. This penthouse residence features a 30-foot-long living room with western and southern exposures, as well as an adjoining balcony. In fall 2023, full-floor penthouse C was on the market for $10 million. The expansive combined palace-in-the-sky incorporates a whopping 5,111 square feet of space and six en-suite bedrooms. Owing to The Georgica’s unique shape, the sprawling residences features secluded principal wing off to one side. There are unobstructed views in all directions and multiple balconies.
Distinctive geometric architecture and premium finishes
Throughout the building, ceilings climb between 9 and 11 feet. CetraRuddy introduced solid white oak herringbone pattern floors and crisp white walls that help amplify the ample amount of natural light that comes through the floor-to- ceiling casement windows. While alterations have been made by previous owners since the building’s completion in 2008, the blank canvas-like champagne or white hued suite of sponsor finishes remains prevalent across the property. They include marble countertops and bathroom floors; top-line Miele appliances, wine chillers and Kohler fixtures. The Georgica’s bulky overhangs imbue some of its residences with loggias utilized as breakfast nooks or home offices. There are only four units per floor. All have in-unit washer/dryers.
A comprehensively landscaped and furnished roof deck alongside other premium amenities
The Georgica is a full-service condo with all the premium features residents come to expect from the Upper East Side. They and their guests enter the building through a stately marble clad lobby helmed by full-time door attendants and day-time concierges. The resident manager is always on hand for a wide range of tasks. The state-of-the-art fitness center — replete with Peloton bikes and Hydrow rowing machines — is joined by a large children’s playroom and bike storage. The sprawling and meticulously landscaped roof deck features a heated pool, grills, up-to-date outdoor furniture and a playscape for children. The entire set up can be reserved by residents for private events.
All Yorkville, Upper East Side has to offer
With the Q subway stopping right outside the building and the 4, 5 and 6 lines serving the 86th Street station two blocks west, residents who commute to work have plenty of options. With parking garages nearby, getting out of town by car is also easy. There are onramps to the FDR Drive highway at East 96th Street. While Lexington Avenue abounds with big box stores, Madison Avenue is lined with luxury fashion boutiques and art galleries. Near The Georgica, Cafe d’Alsace is another popular and eclectic eatery serving somewhat French, somewhat German Alsatian staples. The Upper East Side’s main Whole Foods is right around the corner. The main draw here, however, is Central Park and its 843-acres of activity- rich green space. Straight down East 85th Street, residents can enter this massive green lung at the Metropolitan Museum of Art-adjacent Ancient Playground and jog the Shuman Running Track-lined Reservoir. Three blocks east, Carl Schurz Park is another, quieter green space with a dog run and East River views. The M86 crosstown bus that stops right across the street from The Georgica cuts across the park toward the Upper West Side and its rich offering of owner-operated restaurants; not to mention the American Museum of Natural History.
