When asked what makes Central Harlem’s The Hamilton appealing to buyers, SERHANT agent Zola Abraham offers a robust and varied list of reasons. For starters, she points to the fact that the seven-story, 77-unit building is a condop. “You can come in on a Monday and move in on Friday,” she says hyperbolically before explaining, “You don’t have that standard co-op approval process.”
Underscoring the space and value buyers can find, Abraham cites a unit she recently represented in the building. “If you try to get a 1,000-square-foot, two-bedroom, two bath downtown under $1 million, it’s impossible.” (The spacious two-bedroom home she represented in the condop listed for $700,000.)
The convenience factor is also impressive. “It’s in prime Harlem,” says Abraham. “Everything you need is within two blocks.” That includes essential shopping, a supermarket, restaurants, a facility-rich park and several subway lines.
Abraham describes the amenities in the 2003 building as very well-maintained and views the property as a savvy choice for both first-time buyers and investors. In addition to a streamlined approval process, the condop permits 90% financing and offers a tax abatement through 2029.
“What I love is the neighborhood feeling within the building,” Abraham says, and it would seem residents feel similarly. “People don’t leave. Why would they? They have everything they need.”

Homes in The Hamilton include one- to three-bedroom apartments. One-bedroom units can measure as much as 752 square feet and ask $430,000 and up. Two-bedrooms as large as 970 square feet sell for $520,000 and higher. Three-bedroom homes up to 1,300 square feet list for $775,000 or more.
Apartments feature oversized windows and parquet floors, with some units overlooking Jackie Robinson Park. Additional views include Manhattan towers to the south and The City College of New York campus.
An impressive landscaped courtyard, fitness center and parking garage
The Hamilton has a full-time door attendant and a resident super. The building’s expansive shared courtyard features landscaping of mature trees and flowering shrubs with various seating options. “It almost feels like you’re not in New York City. There’s a lot of green and nature around the building,” says Abraham. A fitness center looks out onto the outdoor space, and there is a shared laundry room. A parking garage is located in the building.
The building is pet-friendly and, with board approval, allows subletting for two years for every four years of ownership.
Steps to essentials, shopping and an amenity-packed park with a pool
The Hamilton’s location is extraordinarily convenient. The closest supermarket, Super Foodtown of Bradhurst, is a block away, although several other grocery stores are nearby. A Duane Reade is located in the base of the building, a Starbucks is on the corner and a New York Sports Club is one block east. Myriad shopping and dining options line 145th Street and the avenues to the west and east, including Charles Pan Fried Chicken, soul food buffet Jacob Restaurant and Italian wine bar Bricola.
Spanning 10 blocks and measuring more than 12 acres, Jackie Robinson Park has served as a lively community hub for nearly a century. Facilities include a massive public swimming pool and recreation center, athletic courts, playgrounds, a bandshell and walking paths. The City of College of New York can be reached in about 10 minutes on foot.
Stellar subway access with travel time to Midtown under 30 minutes
Public transit access is excellent. The A, B, C and D trains are a block away at 145th Street and St. Nicholas Avenue. The 3 train at Malcolm X Boulevard is four blocks or a 10-minute walk from the building. Subway travel time to Midtown Manhattan is about 25 minutes. The Harlem River Drive, connecting to the FDR Drive, is four blocks east, as is the 145th Street Bridge, which connects to the Bronx.
