There’s no denying that The Harper is made for families. Yorkville’s newest addition might exude quiet luxury, but everything from its layouts to amenities sends a clear whole-household welcome message. ODA New York designed the exterior and interiors of the 21-story building, which resembles a (very) large pre-war mansion with modern Bauhaus lines. The exterior limestone is evocative of the era and helps the new build blend in with its environs. Doron Zwickel, a top agent with CORE Group Marketing, is handling sales for the building. “People really appreciate the location thanks to the Second Avenue subway,” Zwickel says, adding how the new extension has brought more businesses to Second Avenue. He adds another draw is the building’s rare unobstructed southern views; this is due to the developer’s ability to build a taller structure in the middle of the block, thanks to its 86th Street location.
High-end finishes with a pre-war vibe
The building’s 63 Art-Deco-inspired units lend an intimate, exclusive feel to The Harper, and the generously sized pads are geared toward families, with two bedrooms starting at 1,100 square feet and four bedrooms reaching 2,650 square feet. Prices start around $2.1 million and climb to $6 million. Classic foyers set the tone by creating a sense of arrival, Zwickel points out, with residents entering into clearly defined, pre-war-esque spaces. About 70 percent of units include outdoor spaces, while all include floor-to-ceiling windows. Some units also feature modern bay windows that are cantilevered to maximize views. While layouts vary depending on the line, commonalities include white oak floors, high-efficiency, climate-controlled systems and soundproofed windows that make the building’s noisy location remarkably quiet while inside. Similarly, sliding doors can close off the custom Poliform kitchens that sport Taj Mahal quartzite counters, known for their gold-veining; as an FYI two bedrooms lack kitchen islands. But all kitchens still contain built-in Miele appliances and lacquer cabinets with brass Waterworks hardware. Three- and four-bedroom units also include wine coolers. The limestone element reappears in en suite bathrooms, where creamy Crema Luna limestone complements Namibia white marble sinks. Heated floors and Waterworks fixtures are standard, while some primary baths offer wet rooms, with marble bathtubs and separate showers enclosed behind glass doors. Powder rooms differ slightly, with faucets placed on the side of small marble sinks, instead of behind. “The powder room is where you can have fun in design,” observes Zwickel on a recent visit. Not least, some units include washers and dryers, while a laundry room is available for the rest.
Amenities catering to the younger crowd
The small, understated lobby sets the vibe for the building with its tasteful black, gold and cream tones and contemporary decor. Amenities aren’t lacking for a building of this size, and quite a few are geared toward the young. “We wanted to give people a sense of home,” Zwickel says while touring the common spaces. These include a fully equipped children’s art studio that will offer programming from Robofun, an educational STEAM company. A children’s playroom is thoughtfully separated into sides for younger and older kids. Older kids and teens can go to town with a set of drums in the music studio; the School of Rock curated the space and plans to offer lessons. Adults can make use of the separate recording studio that’s ideal for music or podcasts. The game room is also geared toward different ages as it’s outfitted with throwback arcade games — Donkey Kong and Ms. Pac Man — as well as flat-screen televisions, Classic Retro refrigerators from Unique Appliances and ping pong and pool tables. However, the fitness center is decidedly sophisticated with Peloton bikes and interactive workout mirrors, surrounded by wood and black accents. Upstairs, the rooftop lounge is outfitted with comfortable seating and an outdoor kitchen with two Sedona grills; the Southern exposure views are the other highlight. A separate room for washing pets is inviting with fun black-and-white dog wallpaper and rounds out the notable amenities.
Residential neighborhood filled with convenient amenities
Yorkville is a residential section of the Upper East Side that attracts families due to the large number of private schools in the area. Everyday needs are covered with businesses lining York, First, Second and Third Avenues. For food shopping, Fairway and Whole Foods are a quick walk; gourmet grocer Agata and Valentina is a bit further, while there’s no shortage of casual restaurants around. However, 86th Street is an especially busy corridor, lined with stores, bars and coffee shops. For green space, Carl Schurz Park and the East River Promenade are a few blocks east, with Asphalt Green, a large fitness complex catering to kids and adults, on its northern edge. The latter is notable for containing the only Olympic-size pool in all of Manhattan.
Transportation is literally steps away
The newer 86th Street station of the Second Avenue subway, which offers Q train service, is literally across the street, while crosstown buses navigate 86th.
