A contemporary highrise designed by Costas Kondylis & Partners, just a few blocks from Central Park
Completed in 2007 and located at the east border of Hell’s Kitchen, The Link Building certainly has its prime location going for it. But more than that — the highrise is surrounded by low- and mid-rise buildings on just about every side, so residents also get fantastic unobstructed views of the Midtown area and beyond. “The Link condominium is a striking example of modern urban living,” says Andrea Pedicini, a real estate salesperson with Corcoran. “The building’s exterior is a seamless blend of glass and steel, providing a clean, minimalist look that reflects the modernity of the area.” The 215-unit tower, Pedicini adds, embodies architect Costas Kondylis’s characteristic sleek, sophisticated aesthetic, with a 42-story facade dominated by floor-to-ceiling glass windows. It’s “a minimalist yet elegant feel, focusing on functional and aesthetically pleasing spaces,” he says.
Walking into the expansive, glass-cube lobby at 310 West 52nd Street, newcomers can feel a bit overwhelmed —and yet right at home. Anne Ellington, a real estate agent with Berkshire Hathaway, for instance, had already shown one of her clients around 20 different apartments before finding “the one” at The Link. “We walked in and looked at each other with big eyes, and just said ‘This is gorgeous.’ It was just a respite after seeing so many apartments,” she says. “The architecture is beautiful, and the lobby is awe-inspiring. It really draws people in with the stone and the glass.” But what really sold her client was the unit’s dining room, which featured large windows and views of the Hudson River.
215 light-filled units with open floor plans, high ceilings and functional living spaces
“The units are designed with a focus on efficiency and comfort, featuring high-quality finishes, though some of the original ones are now a bit outdated,” Pedicini says. “The floor-to-ceiling windows not only flood the units with natural light but also provide panoramic views of the city, enhancing the living experience.” Each unit’s windows are often at or exceeding nine feet, with some corner units boasting 11-foot ceilings and views of Central Park or Times Square. Some units have been renovated since the building’s completion nearly 20 years ago and include wide oak plank floorboards, newer kitchen cabinetry and premium bathroom fixtures like Duravit. “An efficient use of space is another hallmark [of the interiors], ensuring that every square foot serves a purpose,” Pedicini says. Some kitchens may have glass tile backsplashes and Bosch and Sub-Zero appliances, while the bathrooms feature glass showers and a calming hue across the tiles. “I personally love the glass tiles in the bathrooms,” says Ellington. “It’s so serene, it's [kind of] Mediterranean-style. Some sellers have completely renovated, but my sellers did not. The first day it was on the market, I got a good offer,” she adds.
Studios to three-bedrooms that tend to sell quickly
Studios can go for just under $1 million for just over 526 square feet, while one-bedrooms typically range between $1 million and $1.4 million for roughly 635 to 900 square feet. Two-bedrooms range between $1.7 to $2.8 million for 900 to 1,300 square feet, and three-bedrooms command upwards of $3.8 million for 1,800 to 2,000 square feet. Both sublets and pied-a-terres are allowed.
Luxe gym and a large outdoor terrace
Residents can expect a double-height fitness center on the third floor, a landscaped outdoor terrace and 24-hour concierge service within the glass-enclosed lobby. “The landscaped courtyard offers a tranquil retreat from the bustling city, providing residents with a space to relax and unwind,” Pedicini says. There’s no swimming pool, but the outdoor terrace is landscaped with tables and chairs, and residents can access the 3,200 square-foot space by first crossing through the gym area. There’s another garden terrace on the ground floor.
Close to Central Park, the Hudson River and the attractions of Midtown
Almost anything a resident may want to do, whether it’s a stroll in Manhattan’s largest greenspace, dinner at high-end restaurants, shopping at Columbus Circle, or attending Broadway shows, it’s all within a few blocks’ walking distance. Situated right at the border of Hell’s Kitchen, The Link is set amidst a bustling, pedestrian-heavy neighborhood with plenty of action, yet the serenity of the park is still near. For getting around the city and the outer boroughs, the B, D and E trains are just one block east of the building at the Seventh Avenue Station, and the 1 or 2 trains are located at the 50th Street Station.
