A LEED-certified building with a focus on wellness
The Lucida was built with wellness in mind. Although buzzy in 2024, the wellness trend was in its fledgling stages in 2009, when Extell Development opened the building. Fast forward, and “buyers are increasingly interested in wellness-focused features, especially post-pandemic,” according to Douglas Elliman agent Michael Passaro, who had listed a five-bedroom for just under $6 million in June 2024. Indeed, the building has a La Palestra gym, and its staff has helped residents train for triathlons and the New York City Marathon, according to a 2012 article in The New York Times. Designed by Cook + Fox, The Lucida was the first residence on the Upper East Side to achieve LEED certification and includes sustainable features like planted terraces, 90% filtered fresh air and the use of recycled materials throughout. The 18-story tower is also clad in triple-laminated glass that adds acoustic insulation and improves energy performance, as well as “balancing daylight while providing connection to the outdoors,” according to the Cook + Fox website. “The building’s design and amenities cater to a sophisticated lifestyle, ensuring comfort and elegance in one of Manhattan’s most desirable neighborhoods,” Passaro says.
Walls of windows, open floor plans and custom kitchens
Units in The Lucida range from two- to five-bedrooms. Walls of windows are a hallmark — no surprise in a glass building. S. Russell Groves was behind the finishes in the units, with many residences featuring hardwood floors and open living and dining areas with adjacent kitchens kitted out with custom white lacquer cabinetry, Caesarstone countertops and appliances from Sub-Zero, Viking and Miele. Some also have outdoor space overlooking the Upper East Side. A two-bedroom unit costs around $2.85 million, while a five-bedroom penthouse asks about $15 million. Passaro sold a five-bedroom on the 18th floor of the building for just under $6 million in the second quarter of 2024, achieving one of the highest price-per-square-foot rates in The Lucida over the last few years. “Given its prime location, luxury amenities and wellness-focused design, it’s no surprise that it continues to attract buyers willing to pay a premium,” he says. “This trend likely reflects the broader market appreciation for high-quality living spaces, especially in sought-after neighborhoods like the Upper East Side.”
A suite of wellness amenities, including a pool and cold plunge
Groves also designed the building’s public spaces. Residents of The Lucida walk into a fully staffed lobby with bronze accents and a warm neutral color palette, plus a seating area next to a fireplace. There’s also a lounge, complete with billiards, another fireplace and a media center. But it’s the health and fitness amenities that stand out for buyers. “The Lucida’s emphasis on health and wellness resonates well with current market demands,” Passaro says. That includes the gym, an indoor pool, a golf simulator and a spa. “The cold plunge was another welcome addition,” according to the agent.
Walkable to Central Park and Museum Mile
Lexington Avenue is lined with shops and restaurants near The Lucida, from major retailers like Best Buy and Starbucks to the local Irish pub Carlow East. The building is three blocks from Central Park and Museum Mile, otherwise known as Fifth Avenue, which is home to world-famous institutions like the Solomon R. Guggenheim Museum and the Metropolitan Museum of Art. For groceries, there’s a Fairway on West 86th Street near Second Avenue.
Less than a block from 4, 5 and 6 trains
The 4, 5 and 6 trains stop at the corner of West 86th Street and Lexington Avenue, so residents of The Lucida have less than a block’s walk to get to the subway. The M86 bus offers service to the west side, and drivers can be on Roosevelt East River Drive in fewer than 10 minutes, depending on traffic.
