A new residential tower where fashion, finance and tech meet
Maverick Chelsea, on West 28th Street, is located at an intersection of fashion, finance and technology. Developed by HAP Investments and designed by DXA studio, the project is actually two buildings, both with a diamond-patterned facade: the acid-treated white concrete half providing 87 condos and the darker concrete tower offering 112 rental apartments. Maverick stands out because it’s a brand new, amenity-packed build in the formerly industrial neighborhood — and because of its convenience. “Most of our buyers already have some connection to Chelsea—maybe they lived here 10 years ago or moved away during the pandemic,” says according to Roger Dunkelbarger, an agent with the Eklund Gomes team at Douglas Elliman. “Now that so many people have been called back to the office, they need a place in the city that’s in a central location.” Indeed, the 21-story tower is just a 15-minute commute to both downtown and Midtown. The Fashion Institute of Technology is across the street, while Hudson Yards and companies like Meta, Amazon and Google are within walking distance. Once home, Maverick Chelsea offers a rooftop lounge overlooking the city skyline and a wellness suite with a lounge, pool and gym, plus a treatment room and spa. In an area of loft conversions, “It has a spa-like feel,” Dunkelbarger says. “It’s a retreat, away from the stress of the city.”
Design details for life in New York City
From marble countertops to glass Juliet balconies that let air inside, the details of the residences at Maverick are designed for convenience as much as luxury. “Life in New York is hard enough already,” Dunkelbarger explains. Custom kitchens are outfitted with Miele appliances, oak cabinetry and Dornbracht fixtures, and alcove lighting is installed throughout the units to create a chill vibe. Bathrooms offer soaking tubs and separate showers with navy blue porcelain tile-accent walls. Model units were furnished by the luxury staging company Vesta, and buyers can purchase that furniture directly, so a residence could be delivered fully furnished. Larger floor-through units are on the upper levels, with just two or three residences on the same floor. Closings at Maverick started in November 2022, and the building has sold about 75% of its 87 units, Dunkelbarger notes. Remaining units start at two bedrooms for around $2.5 million, with a four-bedroom unit with outdoor space asking just under $6.8 million. There are studios and one-bedrooms as well, but none were available as of the second quarter of 2024.
A wellness suite and rooftop dining
Maverick’s subterranean amenities suite makes wellness a way of life. A concierge is on-site Monday through Friday to call for restaurant reservations or set up a massage in the treatment room. The 60-foot pool is surrounded by a green wall and cabanas for year-round lounging, a steam room and sauna and a well-appointed gym. “Some buildings don’t have all the equipment you need for a really good workout, like the full squat rack,” Dunkelbarger says. There’s also a meditation room with a backlit Himalayan salt accent wall and locker rooms. Across the hall is the library and lounge—complete with a fireplace—plus a billiards lounge, a children’s playroom and bike storage. On the roof, there’s an outdoor dining area with a pizza oven, barbecue smoker and grill, a sunbathing area and a deck with fire pits and views of the Empire State Building, with New York Harbor and the Statue of Liberty in the distance.
Across from F.I.T., with several cafes nearby
With F.I.T. across the street, the immediate area is full of fresh faces dressed to impress. There are also several cozy coffee shops in the neighborhood, as well as fast casual restaurants like Cava, serving Mediterranean fare, or Playa Bowls, which has fresh-pressed juice and acai bowls. Groceries can be found at Whole Foods at the corner of Seventh Avenue and West 24th Street, and the block-long Chelsea Park—with a dog run, soccer field and handball courts — is on West 28th Street between Ninth and 10th avenues. Those with green thumbs are also in luck: the Flower Market is also on the doorstep of the building.
The 1 train is less than a block away
Unlike some parts of Chelsea, Maverick is very close to public transportation options. The 1 train is at the corner of West 28th Street and Seventh Avenue, and the R and W are three blocks east. It’s a quick trip downtown to the Wall Street area for folks who work in finance. Midtown is also a short subway ride, although many walk to work, Dunkelbarger says. Penn Station, a transit hub and bus depot, is about six blocks north.
