The formal green entrance awning, elegant lobby and ornamental flourishes on the red-brick facade suggest that the six-story elevator building once held significance, but its early days are lost to time. The co-op board estimates that the structure, officially called The Mildred, dates back to 1925. What is known is that the ‘20s were a booming period for luxury rental buildings along and near Eastern Parkway, many of which were named after U.S. presidents or their wives.
Jennifer Schwartz, a Douglas Elliman agent, has been selling here for more than a decade. She cites its location near Grand Army Plaza, Prospect Park and the Brooklyn Museum as a major appeal to buyers. She adds how neighbors have formed close friendships here, while the bulletin board is regularly filled with requests or offers. “It’s a collegial and friendly building. I think of it as quintessential Park Slope,” says Schwartz.
Preserved 1920s character with modern updates
Most of the floor plans are one-bedrooms. Schwartz notes that there’s low turnover here, with only 47 units from the original 52, a result of owners combining apartments. “Usually people move [away] because of a change in life circumstances like a job transfer or needing more space.”
Numerous prewar features, such as high ceilings, parquet floors, tall windows, foyers, windowed galley kitchens, dining areas and large rooms, remain intact. Many apartments have also preserved the picture moldings. Steam heat radiators and window air conditioners are the norm. Schwartz observes that most units she’s seen have updated the kitchens with stainless-steel appliances and stone countertops. Dishwashers and built-in microwaves are common, and some owners have opened up kitchens and added islands. Bathrooms are likely to have been renovated too, with updates like soaking tubs, porcelain subway tiles or modern vanities. Apartments in the back of the building are quieter than those facing Union Street.
Layouts range from 400-square-foot studios to a 1,370-square-foot three-bedroom, including combined units. A studio last came on the market in 2022 and sold for $416,000. One-bedrooms are large enough for a dedicated dining area and a king-sized bed; a late 2024 listing dropped the price from $739,000 to $699,000. Earlier in 2024, a two-bedroom sold for about $1 million.
Sublets are allowed after living in the unit for two years, and then for two years out of every five. Pets are also permitted, with no restrictions. The board is okay with guarantors and gifting, but does not approve pieds-à-terre.
Smartphone apps for the laundry room and intercom system
Beyond a live-in super, amenities are limited to storage cages, a bike room, a basement laundry with a small library section and an intercom system. However, residents can use a smartphone app to access the laundry machines and intercoms. The former allows users to check machine availability, pay for machines and get text alerts for how much time remains on a machine. The latter enables users to see who’s outside and buzz them in. The Beaux-Arts lobby hints at its earlier grandeur, with black-and-white tile floors and a decorative white plaster ceiling. The co-op’s site mentions: “The late Mrs. Rossi, a former resident whose daughter Mrs. Massi also resided at The Mildred, recalled the good old days when the lobby had fancy furniture and Oriental rugs. Now The Mildred is a nice unpretentious place to call home.” Shwartz adds that the building is well-run and has a laid-back board.
Prime Park Slope location close to Prospect Park, shopping, dining and entertainment
Grand Army Plaza, which is the entrance to Prospect Park, is half a block from The Mildred. The former is the site of a popular year-round farmer’s market; the latter is a 526-acre green space designed by Frederick Law Olmsted, the same mastermind behind Central Park. The park contains a zoo, skating rink (ice and roller, depending on the season), bridle paths, concert bandshell and more. The imposing Central Library, on the other side of Grand Army Plaza, is Brooklyn’s main branch. It logged about 6 million visits in 2024 and hosts famous authors and ongoing exhibitions. The world-class Brooklyn Museum and Brooklyn Botanic Gardens are near the library, about a 10-minute walk from The Mildred. Barclays Center is about a 15-mintue walk, a popular concert and sports venue.
Shopping and dining populate nearby 7th Avenue, where residents can find eco-friendly cleaners, pet supply stores and a bookstore. Flatbush and 5th avenues are also lined with retail and restaurants, while additional businesses inhabit Union Street. One of the most famous is the Park Slope Food Coop, well known beyond the neighborhood’s boundaries for its reasonably priced fresh produce and community model that requires all members to work a regular shift.
Good subway access
Nearby trains include the 2 and 3 lines at Grand Army Plaza and the B and Q lines at 7th Avenue, which take about half an hour to reach Midtown. Buses run along 7th and Flatbush avenues. Most locals don’t own cars, and street parking is tough, but there is a car rental agency across the street.
