Charmed luxury living with a view in Lincoln Square
The Park Loggia is a luxury condominium that stands apart in many regards. World-renowned firm Skidmore, Owings & Merrill — responsible for projects such as One World Trade Center and the tallest skyscraper on the planet, Dubai’s Burj Khalifa — designed the building. Its rooftop loggia, illuminated at night, provides dramatic views of Central Park, the Hudson River and surrounding cityscape. The tower’s facade, conceived to reference existing Upper West Side masonry, incorporates terra-cotta treated with a custom, slightly reflective clear champagne-colored glaze perfected overseas.
The Park Loggia offers more than 20,000 square feet of amenities. It is LEED-certified Silver. And, at the request of developer AvalonBay, Debra Duneier, Feng Shui Master and owner of wellness design consulting firm EcoChi, donned a hard hat during the final phase of construction to determine where energies came into the building and intersected. “Feng Shui is like acupuncture for spaces. You’re tweaking areas to get the energy flowing right,” she says. “They were very concerned about selecting the proper art to give the right message for anyone who knows anything about Feng Shui,” she says. If that’s you, the building has wood energy and was built in the practice’s fortuitous Period 8.
Studios to a four-bedroom penthouse, most with sheltered outdoor space
The 172 units in the 35-story building range in size from a 495-square-foot studio to a 2,391-square-foot four-bedroom penthouse, although most residences are one-, two- and three-bedroom apartments. Prices start at $1 million for a studio, one-bedrooms list for $1.3 to $2.3 million, two-bedrooms cost between $2.6 million and $4.2 million and three- and four-bedrooms are priced between $4 million and $9 million. The building’s residences are open and airy, thanks to layouts designed for maximum flow, wide-plank white oak floors, oversized windows and ceilings measuring at least 10 feet. Most significantly, the namesake loggia — covered terraces found in a vast majority of the homes — blur the line between indoor and outdoor space, providing a private and protected vantage point to take in fresh air and city views.
Streamlined and stylish kitchens are equipped with full slabs of Madreperola Quartzite countertops, high-gloss lacquer cabinets, Miele appliances and Kohler stainless steel sinks. Bathrooms are crafted with a similar minimalist luxury, including a surround of Gioia Venatino marble floors and walls, a double vanity with Systempool countertop and custom-cast sinks and cabinetry.
Extensive amenities and attentive, discreet service
The Park Loggia promises 24-hour exceptional, personalized service, experienced the moment a resident’s car pulls into the condo’s porte-cochère tucked away on 61st Street. Building staff includes a white-glove greeter, round-the-clock door attendant, concierge and security specialist. The Park Loggia's amenities are spread across four floors and the condominium’s rooftop. Amenity interiors, designed by Pembrooke & Ives, combine elegant design and function with a nod to the building’s architectural forms. “We felt that the architecture by SOM was quite iconic in its monumentality,” says the firm’s executive vice president Aaron Dussair, who notes that geometric shapes in different materials throughout the spaces create a relationship between the interiors and the building’s striking facade.
A setback on the seventh floor creates space for a large furnished outdoor terrace equipped with barbecues and fire pits and featuring landscape design from HMWhite. Additional amenities on this level include a resident lounge with a custom gas fireplace, game room, a fitness center with a yoga studio, a private dining room with a catering kitchen and a conference room. Floors below accommodate a screening room, golf simulator, music practice rooms and a whimsical, multi-level playspace for kids. “For the playroom, we went crazy with color,” says Pembrooke & Ives senior designer Natsuko Azuma. “It’s many people’s favorite room.”
An asymmetrical lobby incorporates a customized set of showpiece chandeliers made with individual glass boxes and white marble flooring crosscut to achieve a more dramatic sense of movement. Bronze beaded screening — reminiscent of the window treatments at the Philip Johnson-designed Four Seasons — and walnut walls contribute warmth to the residential space. “We wanted people to feel like they were walking into their home — entering into their own private gallery,” says Dussair. “While also taking some elements of classical buildings from the 50s and 60s and seeing how they could be translated to a new, modern building.”
Exceptional convenience in the heart of Lincoln Square
The Park Loggia’s Lincoln Square location is ideal for lovers of art and culture. The Lincoln Center for the Performing Arts, Carnegie Hall, the Museum of Art and Design and the American Folk Art Museum are all a few blocks away. High-end retailers and a Whole Foods Market are nearby at The Shops at Columbus Circle, and Nordstrom, Apple Fifth Avenue and Bergdorf Goodman provide more shopping options. A Target located at street level offers incredible convenience and celebrated restaurants in the area include Tatiana, Bad Roman and Jean-Georges.
Options for quick travel in Manhattan and beyond
Six subway lines — the A, B, C, D, 1 and 2 — are a short walk from The Park Loggia. Midtown Manhattan can be reached in 10 minutes by train or in 15 minutes by car. For those driving to the outer boroughs or upstate, the West Side Highway is easily accessed on Manhattan’s far west side. Laguardia and Newark International Airport can be reached in about 50 minutes.
