Upscale mixed-used complex along River Road in Edgewater

River Road in Edgewater is lined with mid- and high-rise residential buildings offering a high-end experience with views of the Hudson River and Manhattan skyline. The five-story Peninsula condo at City Place stands out for its mixed-use experience, namely, about 35 businesses encompassing retail, dining, fitness and a hotel. “City Place has a large retail component, so it’s all about the lifestyle there,” says Henry Song, a Prominent Properties Sotheby's International Realty broker. “You can walk out the door and have shops and restaurants within a stone’s throw,” he adds, mentioning Banana Republic and Gap among the options, along with a new gym that’s set to open in early 2025 and Fleming’s Prime Steakhouse and Wine Bar for special occasion meals. Savanna Partners converted the three residential buildings to luxe condos in 2005, with 201 units above the ground-floor businesses. Of note, there are two other condo complexes in the City Place shopping center: The Riverview, two buildings with 130 units on the south side, and The Promenade, a 330-unit structure that extends over the water. All three condos are managed separately. Addresses can be confusing for the three separate condos. As a rule of thumb, Peninsula units are numbered from 100 to 300 at City Place and Riverview is numbered from 500 to 600 at City Place. (An adjacent hotel is numbered 400.) Units located in The Promenade have The Promenade in their address.

Large, well-maintained units with modern amenities and views from some

“Units are much larger than what you would typically find on the waterfront,” says Song. Prices are also much lower than comparable units across the way in Manhattan Valley. As a bonus, quite a number offer enviable views of the skyline and river. These range from one- to three-bedrooms, with large open kitchens featuring breakfast bars, granite counters, dishwashers and stainless-steel appliances. Bathrooms are equally roomy, with marble tiles, jetted tubs and dual vanities in primary baths. Standard features include a full-size stacked washer/dryer, 10-foot-high ceilings, walk-in closets, natural light and PTAC units (ductless, through-wall air conditioners). A small number have balconies. Apartments are well-maintained and feel current despite being 20 years old. One-bedrooms start around 825 square feet with a 2024 sale getting $438,000. Song mentions that two-bedrooms average 1,200 square feet, but can reach 1,500 square feet. Layouts include an en-suite bathroom in the primary bedroom, with bedrooms at opposite ends of the apartment. A 2025 unit listed for $629,000. Three-bedrooms max out at 1,700 square feet; these are less common with no recent sales. Pets are allowed and common charges include two parking spots, a rare, coveted amenity in a neighborhood where parking is scarce. The recent two-bedroom listed for $629,000 charged $1,200 in monthly fees. Investors are welcome and many units are rented.

Parking and a full-time concierge are the main condo perks

City Place covers a lot of shopping and dining bases without having to deal with traffic. Club Studio is a new gym slated to open in early 2025, where locals and residents can experience a variety of boutique fitness offerings (pilates, boxing) under one roof. Casual restaurants include Bareburger and Original Pancake House for convenient dine-in or take-out options. As for the Peninsula, there’s a 24/7 concierge located in the building closest to the waterfront. All three buildings, which are numbered from 100 to 300, are connected by a long hallway and have separate entrances as well. Nearby is a gated, underground parking garage. In addition to the retail and restaurant options, there’s a Homewood Suites by Hilton Hotel on-site, providing a convenient option for out-of-town visitors.

On-site shopping, dining and leisure, plus close proximity to more shopping, dining and leisure

Edgewater is a small pocket along the Hudson River with about 14,000 residents living along its fully developed 3.5 miles. River Road is the main artery and is usually thick with traffic due to the number of residences and businesses along it. Adding to the congestion is the area’s proximity to the George Washington Bridge, about five miles from the Peninsula. About 42% of the population identifies as Asian and nearby businesses include Mitsuwa Marketplace, a Japanese supermarket with food vendors. The shopping center complex includes Japanese stores selling books, beauty products, toys and home goods. Sojo Spa is nearby, a highly popular multi-level destination spa that attracts locals and day trippers, and Trader Joe’s is just past the spa. Edgewater Commons is even closer, a shopping complex with about 20 stores, including Target, Sephora and Home Goods. For non-shopping recreation, the paved 18-mile Hudson River Walkway is a popular waterfront path accessible from the condo’s eastern edge, although nearby sections are incomplete. Down the road, James J. Braddock Park offers 167 acres of green space surrounding a large lake, populated by 21 tennis courts, numerous ball fields, playgrounds, trails and more.

Buses and ferries are useful for Manhattan commutes

Public transportation options include a bus stop in front of City Place on River Road, with buses that go to Edgewater Commons, the Edgewater Ferry and Port Authority Bus Terminal in Manhattan. The trip to Port Authority can take less than half an hour, depending on the time of day and traffic. Song adds that a shuttle takes residents to the Port Imperial ferry in Weehawken, noting that it runs more frequently than the closer ferry in Edgewater. “That ferry has the highest ridership of any ferry terminal in New Jersey,” he says about Port Imperial. Notwithstanding congestion, many locals own cars and the main shopping centers have parking lots. Cars are more helpful for accessing other parts of the state, while drivers are six miles from Midtown via the Lincoln Tunnel or six miles from Upper Manhattan via the George Washington Bridge.

Next door to Superfund site and in a flood plain

For more than a century, various businesses at the former Quanta Resources Corporation site on River Road manufactured hazardous materials before becoming a waste oil processing facility until 1981. The EPA continues to manage cleanup of the area. This long-term project is in the final review stage and involves possibly demolishing the pier at 115 River Road. An additional concern for some residents involves future development at 615 River Road, a former oil tank farm. If greenlit, this could bring high-rise residential towers that may impact current views. Even though the Peninsula is near the waterfront and technically in a flood plain, the complex is elevated and not at major risk of flooding.
