A Pioneer in Hunters Point with an Industrial Past
Converted in 2008 from the Pennsylvania Railroad Power Station designed by celebrated firm McKim, Mead & White, the Hunters Point 11-story, 177-unit Powerhouse Condominium was a pioneering project in what is now a neighborhood rife with luxury residential towers.
Powerhouse resident Barbara Etzel is similarly trail-blazing; she moved into the building in 2009, leaving a Gramercy Park home behind. "We did an exhaustive search. We looked at about 60 apartments,” she says, naming the neighborhood’s then-sleepy nature as part of the condo’s appeal. “There would be four people on the train going into the city and 10 people on the train coming back.” Fifteen years later, Hunters Point is bustling with activity but still offers relative calm and community. “Even now, you get to Long Island City [from Manhattan], and it’s much less crowded,” says Etzel. “And it feels like more of a neighborhood.”
The building’s 1909 brick facade, which distinguishes it from its many glass-and-steel neighbors, almost didn’t survive. Initial plans from CGS Developers and Zigmond Brach included razing the entire structure. Ultimately, the building’s four iconic smokestacks — which some deemed an eyesore and others wanted landmarked — made way for a four-story rooftop addition. Architect Karl Fischer and designer Andres Escobar preserved many of the former station’s industrial elements, such as expansive interior space and exposed brick, and combined them with polished concrete floors and white glass panels for a contemporary feel.
Studios to three-bedrooms including some lofts
Homes at The Powerhouse include studio to three-bedroom apartments. Studios up to 1,009 square feet (the largest including a loft sleeping area) list for between $750,000 to $1.2 million. One-bedrooms as large as 1,232 square feet ask about $840,000 to $1.2 million, and two-bedrooms measuring up to 2,000 square feet list for as much as $2.2 million. Three-bedrooms up to 2,249 square feet list for $2.1 million and up.
Homes feature open plan layouts, oversized windows, ceilings measuring 10 feet high or more and walnut floors. Kitchens include stainless steel appliances and quartz countertops and baths are spacious. Apartments include a Bosch washer and dryer. Select homes offer private outdoor spaces and large arched windows.
Close to shopping, transit and two large waterside parks
Grocery shopping can be done next door at Urban Market, and popular nearby restaurants and bars include American Brass, Casa Enrique and Fifth Hammer Brewing Company. Along the river, Hunters Point South Park and Gantry Plaza State Park offer panoramic views, playgrounds, dog runs, walking and biking trails, athletic facilities and open green space. MoMA’s PS 1 can be reached in 15 minutes on foot, and the Sculpture Center is a few blocks north of PS 1.
Long Island City's allure is undeniable, with The Powerhouse Condominium at its epicenter. It’s a quick commute to Midtown from The Powerhouse. The 7 train at Vernon-Boulevard-Jackson Avenue arrives at Grand Central in about 15 minutes. The G train is at 21st Street and 47th Road, and the E and M trains stop at Court Square-23rd Street. The East River Ferry services nearby Hunters Point South with stops at East 34th Street, Greenpoint, Williamsburg, DUMBO and Wall Street’s Pier 11. Cars have easy access to the Queens-Midtown Tunnel and Interstate 495, which connects to Interstate 278. The Long Island Rail Road’s Main Line and Montauk Branch depart from the Long Island City terminal one block away.
