A nine-story, riverfront condominium next to South Cove Park
In a city with thousands of residential buildings, it can be hard to find a truly unique property. But The Regatta, built in 1989 and designed by Gruzen Samton Architects, has several rare features. First, the condominium’s location is desirable from every angle. The north and east sides face two dead-end, cul-de-sac roads, so there’s very little traffic. It also abuts a park to the south and faces the Hudson River to the west. The Battery Park City Esplanade wraps around the building, providing residents with direct access to the waterfront. “This building has a very different feel than the rest of Manhattan,” says Christina Kremidas, associate broker at Douglas Elliman. “You have a suburban feel even though you’re conveniently located in Downtown Manhattan in a very connected neighborhood. You have this feeling of being secluded.” Secondly, the building’s layout is somewhat unusual: its ring-like shape evokes a fortress, befitting of the area’s Revolutionary War history. As a result, even interior-facing units get nice natural light and courtyard views. Plus, like all buildings in Battery Park, The Regatta is a land-lease building, meaning the land on which it was built is leased (on a long-term basis) from the Battery Park City Authority. As such, residents are charged a “pilot payment” instead of property taxes, in addition to their standard monthly common charges.
Studio to four-bedroom units, including duplexes, offer stellar views
The Regatta has roughly 180 units ranging from studios to four-bedrooms. “If you’re looking for an apartment that’s not cookie-cutter, this would be it,” Kremidas says. “There are many duplex residences, which are usually difficult to find in Manhattan. Some also have private outdoor space, which is nice.” Duplexes come in either lofted or two-story form, and most have nearly floor-to-ceiling windows, even, in the case of loft duplexes, in the double-height living rooms. “One of the wonderful things about the building is the water views,” Kremidas says. “You get phenomenal direct light and sunsets, plus a view of the Statue of Liberty.” Many apartments have galley kitchens, but due to renovations, finishes vary throughout the building. While studios are rarely available, they have recently sold between $490,000 and $540,000. One-bedrooms, which make up the majority of units, have a wide price range between $500,000 and $1.4 million. Two-bedrooms fall between $1.08 million and $2.3 million, and larger residences, sometimes the result of unit combinations, have garnered up to $3 million in recent years.
At The Regatta, outdoor living is the main perk
There are no interior amenities within the building, but residents can access two private outdoor spaces, in addition to the park and waterfront promenade right outside the condominium. The courtyard is a tranquil albeit minimalistic space, whereas the rooftop deck includes more landscaping and lounge furniture, plus prime views of the water and city, including One World Trade. Kremidas also adds that “there’s a doorman who acts like a concierge, as well as a super on-site.”
Laid-back, waterfront green space is the highlight of the neighborhood
Several businesses are located on the ground floor of the condominium, including a highly-rated Chinese hot pot restaurant, a dry cleaner, a veterinary hospital and a medical spa. But most importantly, the Battery Park City Esplanade is right outside the building. The waterfront path connects runners, bikers and dog walkers to both the Hudson River Greenway and East River Greenway. A series of parks — South Cove, Oasis and The Battery — wrap the island’s southwest corridor, providing residents with ample green space. While Battery Park is mainly known for its tranquil atmosphere, residents can find shopping and dining at Brookfield Place and the Oculus less than a half-mile north. The Financial District also has a growing nightlife and culinary scene, as does Tribeca.
Residents can choose from several nearby transit options
Several blocks east along Rector Street, residents can catch the 1, 4, 5, R and W trains, but other lines are within walking distance, as well. For those who wish to bike along the waterfront, a Citi Bike station is located catty-corner from the condominium, while drivers have quick access to the West Side Highway and Brooklyn-Battery Tunnel. Farther north, the Brookfield Place ferry terminal offers service throughout the city and to New Jersey, as does the World Trade Center PATH train.
