Lenox Hill living with flexible terms and central green space
The Royal York is a 495-unit complex of two 13-story buildings in the Upper East Side neighborhood of Lenox Hill. One, located at 425 E. 63rd St., was built in 1956; the other, 420 E. 64th St., followed in 1959. "It has that red-brick-building-look associated with buildings from the ’50s and ’60s," says Constantinos "Gus" Katehis, an agent with Platinum Properties who has done business in the building. Occupying nearly an entire block, the development surrounds a furnished half-acre courtyard for residents, landscaped with hostas, trees, hydrangeas and ornamental grasses. "It gets plenty of sun and is very Zen-like," Katehis adds.
Both converted from rentals in 1990. "It's a condop,” says Katehis, noting the housing type is like a co-op, but with condo rules. “This is great because you get all the advantages of a condo, like more relaxed rules like subletting from day one and no board approval to get accepted, but you don't have to pay mortgage tax. It's the best of both worlds."
Studios to three-bedrooms, some with East River and courtyard views
Homes at The Royal York include studios to three-bedroom apartments, with a few larger residences. Studios can be as large as 600 square feet and list for up to $614,000, and one-bedrooms measure as much as 950 square feet and ask around $999,000. Two-bedrooms up to 1,300 square feet sell for as much as $1.6 million, and three-bedrooms measuring up to 2,200 square feet ask $1.8 million on the high end. A six-bedroom penthouse sold for $4.6 million in 2023.
Higher floors may offer views of the East River and the Queensboro Bridge, while inward-facing apartments overlook the shared courtyard. "It's very, very peaceful," says Katehis.
Apartments often include updated fixtures, finishes and appliances from renovations.
Door attendant, fitness center and attached garage
The Royal York is a full-service building with a concierge and 24-hour door attendant. The condop has a fitness center and an attached parking garage that can be accessed from the building. Laundry facilities are located within the building; washer/dryers are permitted with board approval. "The common spaces are very well taken care of. There's a substantial feeling of workers in the building," says Katehis. "It has the feeling of a very busy, vibrant building. It's not a ghost town for sure."
Pets are allowed on a case-by-case basis. The building has a liberal subletting policy and allows investors, guarantors and gifting, such as parents buying for children.
Lenox Hill near shopping, hospitals and the East River Esplanade
The Royal York is in the heart of Lenox Hill, near shopping, dining and recreation destinations. Including vegan Chinese, upscale Mexican food and beer hall Treadwell Park. Area grocery stores include Gristedes, Trader Joe's and the gourmet market Marketeria. Nearby institutions include NewYork-Presbyterian Weill Cornell Medical Center, The Hospital for Special Surgery and The Rockefeller University. The newly updated East River Esplanade and Andrew Haswell Green Park are two blocks away.
Near several train lines and easy access to major highways
Public transit options include the F, N, Q and R trains at Lexington and 62nd Street and the Q train at Second Avenue and 72nd Street. The M66 bus provides connection to points west. The tram to Roosevelt Island departs from Second Avenue and 59th Street. The FDR Drive is one block east for travel by car, and the Queensboro Bridge at 59th connects to Queens and Interstates 278 and 495. LaGuardia Airport can be reached in about 20 minutes by car.
