Looking out straight over Central Park, the two-tower 220 Central Park South — also known as The Villas — is one of the world’s power addresses. Designed by Robert A.M. Stern Architects and architecture firm The Office of Thierry W. Despont, the development holds the record for the most expensive residential sale in the U.S.: the $238 million four-story penthouse sold to hedge funder Ken Griffin in 2019. And there are many other high-profile owners here, including celeb couple Sting and Trudie Styler. The property includes an 18-story building on Central Park South with a 79-floor tower behind it; both are clad in “silvery Alabama limestone,” according to the website of Stern’s firm, RAMSA. The buildings also share “a pattern of dramatically varied fenestration and window groupings accentuated with juliet balconies, set-back terraces and ornamental metalwork.”
The project is often lumped together with the soaring (and soaringly expensive) buildings of Billionaires’ Row, despite not actually being on the “row” in question, West 57th Street. Sales began at 220 Central Park South in 2015 — with the first closings in 2019 — and the building sold “fairly quickly,” says Jonathan Miller, chief executive of the real estate appraisal firm Miller Samuel. “Buyers were waiting for something that was directly on the park, and that is a rare occurrence, as opposed to being on Billionaire’s Row.” Those buyers are cleaning up in resales, mainly because of its location. Case in point: The Villas had the top three most expensive condo sales in New York City in 2023. The priciest was for $80 million, while the other two closed for $75 million, with owners seeing upwards of a 30% ROI. “220 Central Park South is seeing massive price growth in the resales. This building has been one of the highest price-achieving buildings in Manhattan because it fronts the park,” Miller says. “To buyers, that means everything.”
Views of Central Park, the Hudson River and Midtown
Those views are often on display as soon as someone walks into an apartment, with foyers that lead directly to open living and dining rooms with walls of windows. And park views aren’t the only vistas residents wake up to: some units offer three exposures, with north-facing windows looking over the park, Hudson River views to the west, and southern sightlines that include Midtown and Times Square. Adjacent kitchens offer Miele and Sub-Zero appliances — from steam and speed ovens to wine storage — polished nickel cabinets with semi-opaque glass and Grigio Carnico marble countertops. Units also feature white oak floors laid in a herringbone pattern, window treatments for all times of day and plenty of storage, plus central heating and cooling systems and washing machines and dryers. The Villas offer 117 units, ranging from two- to five-bedrooms. In summer 2024, a two-bedroom was asking $13.65 million, while a three-bedroom duplex on the 24th floor was listed for just under $18 million. A larger three-bedroom on the 39th floor was priced at $32.75 million.
A motor court allows for private entry

While pricing information remains exclusive, the allure of these residences is unmistakable, with each space boasting refined details and premium materials that underscore the building's commitment to quality and elegance.
Walkable to three Michelin-starred restaurants
As their Central Park South address indicates, The Villas are directly across the street from the 843-acre greenspace. The residences are also a stone’s throw from Columbus Circle, where The Shops at Columbus Circle offer groceries at Whole Foods, cookware from Williams Sonoma or clothing from Coach. There are also two three-Michelin-starred restaurants in the shopping center, the Japanese restaurant Masa and Thomas Keller’s Per Se. Another two-Michelin-starred restaurant — Jean-Georges from chef Jean-Georges Vongerichten — is located on the circle at One Central Park West. For entertainment, there’s the Museum of Arts and Design and Jazz at Lincoln Center, home of The Jazz at Lincoln Center Orchestra. Carnegie Hall and New York City Center are a few blocks south.
Strong transit options in Columbus Circle
Columbus Circle is a transit hub, with the A and C; B and D; and 1 trains stopping at the station. In addition, the N, Q, R and W are three blocks away on West 56th Street and Seventh Avenue. For crosstown service, residents can take the M57 bus. Drivers can be on the West Side Highway in under 10 minutes, traffic depending.
