An upside-down Upper West Side building with a rooftop pool
Eran Chen, founder of ODA Architecture, turned the traditional residential tower on its head for The Westly. The 20-story Upper West Side condo has a relatively small base and gets wider as it rises, with the upper levels cantilevered over the adjacent one-story commercial building on Broadway. “The building was always a statement,” says Shlomi Reuveni, president and CEO of Reuveni Marketing, which represents the building. “It’s designed in a very smart way, with its cantilevers. The bulk of the square footage is at the top of the building.” That allows for the common spaces to be on the upper levels and creates space for “an outdoor pool on the roof — something almost inconceivable in other buildings on the Upper West Side,” Chen writes on the building’s website. “When you walk onto that pool deck, it looks like you’re in Miami,” Reuveni says. “The building is one of the highest buildings in the area, so you don’t have tall buildings looking down at the pool. It’s very private.”
However, The Westly also “takes elements from the pre-war landscape around us,” according to Reuveni. It nods to the architectural vernacular of the neighborhood with its classic limestone facade and oversized casement windows framed by angled pieces of the material. The building features larger apartments for Upper West Side families, and the amenities reflect that, from the playroom to the kitted-out music room.
Open living spaces with private sleeping areas
The Westly is a boutique building with just 57 residences. “Our unit mix is based on three- to five-bedrooms. We don’t have transient-like apartments,” Reuveni says. “The unit mix is based on the demands of the neighborhood.” Residences have high ceilings, floor-to-ceiling windows and layouts reminiscent of pre-war buildings, with roomy foyers and separating public and private spaces. Open living, dining and kitchen areas connect to outdoor areas via French doors in several units, and kitchens boast integrated Gaggenau appliances, custom cabinetry and marble countertops. Buyers can also expect marble bathrooms with soaking tubs and separate showers. “Every apartment, with the exception of one line, is on a corner, so you get multiple exposures,” Reuveni explains. Many buyers are coming from other areas of the Upper West Side, wanting to stay in the area but in a new building with more space and modern amenities, he adds/ Two-bedroom units start at around $2.5 million, with three-bedroom residences ranging from $3.5 million to $6.5 million. A four-bedroom home starts at around $5 million, while the top-floor penthouse — which has a private rooftop terrace — is listed for just under $12 million.
Amenities for the whole family
Amenities at The Westly start with the double-height lobby featuring a sculptural staircase, gallery space, a chandelier and Art Deco design vibes. There’s a 24-hour door attendant, and the lobby leads to the building’s pet grooming facilities, private storage and bike room. On the second floor, there’s a fitness center and yoga room, a resident’s lounge with a kitchen, a children’s playroom and a game room, plus a music room with a drum set, amp and keyboard. And summer pool parties are a must, since the rooftop pool can be reserved for residents. There's also a grille and dining area up there, plus an outdoor living room.
A great neighborhood for greenspace
The Westly is on the corner of Broadway and West 91st Street. This stretch of Broadway has an array of shops, from big box-style stores to small boutiques. There’s also a West Side Market on the famous avenue, and Symphony Space, a venue hosting readings, music and other performances, is a few blocks up on the corner of West 95th Street. The Upper West Side is flanked by Riverside and Central parks, so residents of The Westly have options for greenspace. There are also plenty of restaurants in the area, with Metro Diner, Carmine’s Italian Restaurant for family-style fare and By the Way Bakery all within a block of the building.
Walkable to the express 2 and 3 trains
Express 2 and 3 trains stop at West 96th Street and Broadway. Connect there for the M96 bus for crosstown service. Drivers can be on the Henry Hudson Parkway in fewer than 10 minutes for an easy escape from the city.
