Central Park views, spectacular service and curated amenities on the Upper West Side

Stretching the entire block on Central Park West between 86th and 87th streets, The White House “is a beautiful full-service, prewar building,” according to Lisa Lippman, a real estate broker at Brown Harris Stevens. Completed in 1928, the 15-story Upper West Side co-op was designed by Sugarman & Berger — the firm behind the New Yorker Hotel — and has a brick, limestone and terracotta facade punctuated with Juliet balconies. Once inside, guests and residents can expect sterling staff and limited but curated amenities. “The service is some of the best service I’ve ever seen in Manhattan,” notes Lippman, an Upper West Side resident who has been selling luxury real estate for more than 25 years. “It’s really well-maintained.” But its proximity to Central Park — along with the views of the green space from the units and the added light that comes from being next to open land — is one of its biggest draws. “People walk in, and they’re just mesmerized by the views,” the agent adds, referring to one of her listings in the building.

Larger units offer open exposures, but turnover is limited

The White House has 85 units, and “every apartment line basically has an open exposure,” Lippman says. “The only back line is the D line. If you’re up high enough, it’s open to the west.” Given its location, it has vistas of Central Park, the tree-lined streets of the Upper West Side and the Manhattan skyline, including Billionaires’ Row. Finishes differ from unit to unit, but most have hardwood floors, oversized windows, fireplaces (although non-functional) and built-ins. The majority of residences are larger homes, and there’s not much turnover, according to the agent. “The smallest apartment is a classic six, which is two bedrooms, living room, dining room, kitchen, and a staff room,” she says. Many homes also have libraries, and the “staff room” is used as an office or flex space. “Generally, you’re not going to have a lot of turnover in buildings where there are only large apartments,” Lippman adds. “People buy them for their forever apartments.” In fact, in the fourth quarter of 2024, no residential properties were on the market, and only one unit had sold so far that year: a two-bedroom that fetched $2.8 million. A three-bedroom sold in 2022 for $3.7 million, while a four-bedroom, four-bathroom abode closed at $7.82 million in 2021. Lippman listed a renovated four-bedroom, three-and-a-half-bathroom residence facing Central Park in summer 2024 for nearly $18 million.

A basketball court and a newly renovated gym and playroom

The White House offers excellent service and a collection of curated amenities, starting as soon as residents arrive home. “There are always two doormen in the lobby who are very on top of things,” Lippman says. “The lobby is elegant — it’s old world without being stuffy.” The building also has a half basketball court, plus a new exercise room and a children’s playroom. Storage, a central laundry room and a bike area round out the offerings.

A quiet block on Central Park near shops and restaurants

Proximity to Central Park is one of the biggest perks of living at The White House. There are two playgrounds just inside the park gates across the street from the residence, and the southern edge of the Reservoir lines up with 86th Street so that residents can be on the path around it in under five minutes. Shops and restaurants — including brunch favorite Good Enough to Eat, Italian bistro Noi Due Cafe and Jacob’s Pickles — can be found on Columbus and Amsterdam avenues. For groceries, there’s a Trader Joe’s at 93rd Street and Columbus and a Whole Foods a few blocks up at 97th Street. The latter is part of a shopping center that also features a Whole Foods Wine Store, a Sephora and a Target.

Subways and buses are available right outside the building

The B and C trains stop right outside the building along Central Park West at 86th Street. The 1 train is a few blocks west, on Broadway and 86th Street, and the M86 bus offers crosstown service along the same thoroughfare. The West Side Highway gives drivers a quick exit from the city via 79th Street.
