Efficiently laid out apartments with exceptional grounds for the area
Tucked within the verdant greenery of Central Riverdale is The Windsors, a two-building co-op just off of the Henry Hudson West Parkway. Built in 1961 on 16 acres of land, Windsor North is an 11-story building housing 133 units while Windsor South’s 15 stories hold 183 units. Despite their differences in height, residences in the red-brick buildings are almost mirror images of each other. Designed by Philip Birnbaum (the prolific New York City architect known for his efficient use of space and buildings like One Lincoln Plaza and the Hotel Parker Meridien) apartment sizes here are closer to those found in Manhattan. But, every unit has outdoor space and beautiful views. The complex is filled with outdoor amenities like a seasonal pool and barbeque pits, although all of the recreation facilities are found at the south building, so north residents have to cross the grounds to use them. Prices are accessible and Deena Spindler, a Brown Harris Stevens agent and Riverdale resident of more than 40 years, says: “I find that the people think they’re priced more reasonably than other buildings. The value is there based on what you’re getting.”
Studios to four-bedrooms with balconies and incredible views
Although studios to four-bedrooms are available in both Windsor buildings, the majority of units are one- and two-bedrooms. Kitchens are closed off from the rest of the living space but they are all windowed. Every unit comes with central air and a balcony off the living room, providing a variety of dramatic views — including some of the rooftops of some of Riverdale’s tony estates — depending on its direction. “On the high floors you can get beautiful water views to the west or north, and facing south, you get the Manhattan skyline and Henry and George Washington Bridge views,” says Spindler. One bedrooms range in size from 675 to 850 square feet and costs can fall within $227,000 to $275,000. Two-bedroom units average around 1,000 square feet and start at $299,000. Three-bedrooms are generally around 1,200 square feet and start in the $400,000s. Utilities (heat, hot water, water, gas, electricity) and real estate taxes are included in relatively low monthly maintenance fees.
There are two different swimming pools and parking is always available
One of the biggest draws to The Windsors is their grounds. There is a sprawling, well-manicured lawn along with separate adult and kiddie swimming pools, a children’s playground, a patio for al fresco dining and lounging, and a grilling area. Residents are free to invite guests. “When my children were little, we went there a few times because they had friends in the building,” says Spindler. The full-service building comes with a full-time doorman, resident super and maintenance staff. There is a fully-equipped fitness center, a laundry room, a bicycle room, basement storage, and both underground and surface parking available for rent. “There's always garage parking available, which is rare in Riverdale,” says Spindler. “There's rarely a waitlist; 99% of the time you can get a garage spot.” The Windsors is a dog-friendly building.
Not much by way of retail but lots of green space
The Windsors are located west of the Henry Hudson, so retail is virtually non-existent and walkability is low. To get to shops, residents must drive either five minutes into North Riverdale or three minutes south into Central Riverdale’s core. Even then, options for groceries and restaurants are limited. The Windsors are very close to several parks, however, with a two-minute drive to Riverdale Park and a four-minute walk to Wave Hill Public Garden & Cultural Center where gorgeous gardens and arts programming abound. Riverdale is well known for its great public schools and prestigious private schools like Horace Mann and Riverdale Country Day School, which are all in proximity.
Easy access to Metro-North stations with short commutes to Grand Central
Right outside of the complex is a bus that goes north to the Riverdale Metro Station or south to the Spuyten Duyvil Station. It takes about five minutes to drive to both and about a 10- to 15-minute walk, depending on which building one is leaving. It’ll only be about 30 minutes before arrival at Grand Central Terminal from Riverdale Metro and 26 minutes from Spuyten Duyvil. The BxM1 goes directly into Manhattan. The Henry Hudson Parkway runs adjacent to the complex and is practically right outside its doors.
