A large and established condo community in Queens with a notable pool
A pair of two brick and concrete 14-story towers built in 1974, Village Mall at Hillcrest condominium is an unusual and somewhat imposing sight among the primarily low-rise residential, tree-lined blocks surrounding the Queens complex.
The two buildings are positioned perpendicular to each other, creating an internal campus. The complex's industrial facade belies the lively community and amenities within, which includes an outdoor, nearly Olympic-sized pool with a deck for lounging. "The pool is one of the things that really stands out," says Elegran Forbes Global Properties agent William Yau, who has done business in the building. "It might have the largest pool for any condo complex in Queens." Yau describes the 458-unit complex as "older" and "more established," noting that buyers are drawn to the condo's comparatively lower-priced units. "It's a bit more of a value play," he says. "A lot of people end up renting them. I had one person who was using it as an accounting office."
Some people do, of course, live in the complex, and building management clearly makes an effort to foster a welcoming and respectful community. This is evidenced by programmed social events such as pool parties and movie nights and the complex's quiet hours — 10 p.m. to 8 a.m. — clearly defined in the house rules.
Studios to three-bedrooms, all with balconies
Homes at Village Mall at Hillcrest range from studios to three-bedroom units. Studios can be as large as 640 square feet and list for up to $480,000. One-bedrooms measuring a maximum of 750 square feet list for between $400,000 and $600,000. Two-bedrooms as large as 1,150 square feet ask between $500,000 and $750,000, and three-bedroom apartments, which include penthouse units, measure up to 1,200 square feet and sell for $870,000 or less.
Many bedrooms are large enough to accommodate a king-size bed. "Being built in the 1970s, some units are bigger than modern ones," says Yau. All apartments have balconies, most of which overlook the complex's large pool and deck. Homes offer unobstructed views of tree-lined streets below and, in some cases, the Manhattan skyline. Apartment interiors vary widely due to owners' renovations.
A central pool, gym, parking and large staff
Additional facilities include a gym, a community room with a full kitchen and a bike room. Amenities outside include a children's playground and a suite of barbecue grills. There is a parking lot on site, which, Yau notes, many developments in the area don't offer. The updated lobby is spacious and bright thanks to almost floor-to-ceiling windows. Every floor has laundry facilities, and free Wi-Fi is provided in all common areas. A newly launched website is rich with resources, containing forms, meeting minutes, details about the management, staff and board, an online payment portal and news updates. Residents needing in-person assistance can visit the on-site management office, which is open five days a week.
The Village Mall at Hillcrest's staff includes a concierge, 24-hour door attendants, a live-in super and porters. "There is a ton of staff on site due to it being a large complex," says Yau. A medical and dental facility is located on the ground floor of one of the towers.
Between two residential neighborhoods on a central roadway
Village Mall at Hillcrest is located on the busy, four-lane Union Turnpike, sandwiched between the residential streets of Kew Gardens Hills and Briarwood. "It's considered less centrally located but feels like a private community," says Yau. The nearest grocery store is Key Food supermarket two blocks away on Union Turnpike, the main commercial corridor in the area that is lined with pharmacies, restaurants and other businesses. NYC Health + Hospitals Queens and St. John's University are a five-minute drive east.
Close to major highways for cars and an express bus to Manhattan
Village Mall at Hillcrest is close to numerous major roadways, including the Grand Central Parkway, Interstate 678 and Route 25. Midtown Manhattan can be reached in about 40 minutes by car. An express bus stops outside the complex, and the travel time to 42nd Street and Sixth Avenue is about 50 minutes. Buses also connect to the F and 7 trains. LaGuardia Airport can be reached in about 15 minutes, and travel time to JFK Airport is about 25 minutes.
