A posh, nearly block-long midrise condominium in Williamsburg
When Warehouse Eleven was realized in 2009, Williamsburg was still in the midst of a major transition. Starting in the 1990s, the once industrial neighborhood at the northwestern edge of Brooklyn had already embraced an eclectic mix of young newcomers, in what would become a dramatic display of gentrification by the early-aughts. As it often happens, the change followed a particular pattern: first came the artists and musicians, then the college students and so-called hipsters, and finally the tech crowds with high-dollar salaries, drawn to the neighborhood’s proximity to Manhattan (one stop away on the L train) and its counterculture. The architectural landscape followed suit. Old warehouses and brick-clad factories were converted into luxury condos, with new developments rising up in between craft beer bars and vintage shops.
Warehouse Eleven was built right at the prime time of this real estate shift, due in part to a rezoning of Williamsburg which allowed for new developments. Designed by Karl Fischer Architects, the six-story facade attempts to blend in with the surrounding, mid- to lowrise landscape with a mix of glass and blue-gray-toned brick, with the occasional Juliet balcony jutting out. Inside the 120 units, interiors mimic the loft-style living the area was once known for, but with a luxurious twist.

Residences range between studios and three-bedrooms, as well as some duplexes, many of which have double-height ceilings, large windows and spacious balconies overlooking the interior courtyard or 11th Street. Buyers can expect open kitchens with islands and a breakfast bar, outfitted with Jenn-Air or Bosch appliances and white lacquer cabinetry with Caesarstone countertops. Since the building is now over 15 years old, bathroom designs tend to vary according to previous owners, but many feature floating vanities, mosaic tiling in the showers and soaking tubs. Select units also have walk-in closets and come with in-unit washer/dryers. Studios typically list for around $650,000 and one-bedrooms are around $1.1 million. Two-bedrooms range between $1.16 million and $1.4 million, while three-bedrooms generally start at $2 million.
Simple amenities with a truly gorgeous roof deck
Homeowners enter into a light-filled, fully-attended lobby with soaring ceilings to access their residences across the six floors. There’s also a tastefully designed sunroom just off the lobby, where owners can kick back or wait for their guests, as well as a gym and a large yet simple children’s playroom. The real highlight of the building is the expansive roof deck, outfitted with Adirondack chairs and ample greenery in large pots. Here, residents can dine under garden pagodas with views of the Manhattan skyline across the East River and Williamsburg Bridge.
In the heart of one of Brooklyn’s trendiest neighborhoods
Here, residents have access to the delights of Williamsburg, including globally-inspired eateries, hip bars and plenty of shops. Driggs Avenue is on the corner of the building, along which residents can find cool home goods shops like Lockwood, and nearby, Bedford Avenue is lined with tons of boutiques, vintage stores and restaurants. But the crown jewel of the location is definitely McCarren Park, a large greenspace with sports fields just one block north of the building. In the summer months, there’s a series of concerts, films and events that attract New Yorkers from across the boroughs, as well as a farmer’s market on the weekends. For more entertainment, the Brooklyn Bowl, Brooklyn Brewery and Music Hall of Williamsburg are also nearby. The L train at the Bedford Avenue stop is four blocks south and the North Williamsburg ferry is four avenues to the west.
