Riverdale’s preeminent co-op with a suite of city-with-in-a-city amenities

Taking pride of place along the edge of Hudson River-adjacent Seton Park in upmarket Bronx neighborhood Riverdale, Whitehall rises like a 24-story wedding cake, especially given that it’s clad in white brick and rows of triangulated balconies. With 439 sizable units and unobstructed views in all directions, the monumental co-op also incorporates a comprehensive suite of amenities: everything from a fully landscaped green roof, indoor pool and massive garage to a state-of-the-art health club and even an in-complex dry cleaner. Built in 1970, the stately structure has been periodically updated and offers great value for residents that commute into Manhattan, but also retirees looking to stay close to the action. “It’s not brand spanking new, but Whitehall is still the most upscale and prominent residence around,” says Deena Spindler, an agent with Brown Harris Stevens and area expert. Nested between abundant green space and major artery Henry Hudson Parkway, the sizeable co-op makes the most of its scale — incorporating much that a downtown might within its own walls — and its location, situated near the thriving West 235th Street commercial district and in quick shuttle distance to the Spuyten Duyvil Metro North station. A trip to Grand Central station takes just an hour and a half.

Expansive one to combined four-bedroom units for half the price of Manhattan comps

“The prices here are less than half of what you pay in Manhattan,” Spindler adds. “And yet, Riverdale is one of the closest communities to the city in terms of proximity.” The building comprises two slightly angled wings, each with two dedicated elevators and an additional service shaft for — as she notes — bicycles, shopping carts and pets. The smaller units in the building are north and south exposure one-bedrooms with at least 650 square feet of space and, on higher floors, unobstructed views of either the Hudson Valley or the Manhattan skyline. These units have most recently sold for around $350,000. While two-bedrooms with 1,300 square feet of space fetch $610,000 on average, three-to-four-bedroom units with multiple exposures, many combined, can exceed the $1 million mark. On the market with Spindler in summer 2024 for $1.7 million, unit 23EF is one such residence with east, south and west exposures. Residents in this 2,682-sqaure-foot home can look out on to the Hudson River, Manhattan and the entirety of the Bronx from various rooms and terraces. Views are prevalent in units on the eighth floor and higher. “Eastern-facing units do face the highway but the traffic accounts for more a constant swish than erratic beeping noise factor.” Sprawling 3,000 square-foot penthouses — one that was purportedly home to the late baseball legend Willie Mays in the 1970s — have sold for $1.8 million in recent years.

Like any older building, the state of renovation varies greatly from unit to unit. “Many have been immaculately gut renovated, but others still feature the original kitchen appliances and bathroom finishes,” Spindler notes. Regardless, the structure’s solid construction has withstood the test of time and accommodates larger-than-average window bays. According to Spindler, Whitehall was one of the first buildings to incorporate central air. Given how large they are, layouts tend to include ample closet space, multiple bathrooms and separate dining and breakfast rooms. Many also contain windowed kitchens and several balconies. Though there are two extra-large laundry rooms in the basement with recently replaced machines, the board also allows residents to install in-unit washer/dryers. “Residents need to follow strict requirements including how the devices are mounted, connected to plumbing and electricity; measures to put in place to help avoid flooding.” In 2025, the building’s hallways and elevators were set to undergo a complete overhaul which accounted for an assessment.

A meticulously landscaped green roof, massive indoor pool and a five-level garage

If large residences, views and prime location weren’t enough, Whitewall excels in its offering of indoor and outdoor amenities. “What’s unique about the co-op is that there’s not only a full-time door attendant and concierge at the main entrance, but the same set up at the basement-level service entrance as well,” Spindler notes. “This is ideal from a security standpoint. One can take their dog out for a walk late at night and not have to worry about someone following them back into the building. There’s someone to help with anything.” The green roof unfolds over the adjoining retail podium and encircles the glass house-enclosed pool — ideal for year-round swimmers — and contains a playground, as if those in next door Seton Park weren’t enough. The park also contains tennis courts, picnic areas and a dog run. According to Spindler, the state-of-the-art, open-to-the-public gym and health club is the envy of many co-ops in the area. “A very good friend of mine is a physical therapy doctor that lives nearby. He belongs to the Whitehall gym,” she mentions. “He says it's one of the best he's seen, and he would know.” Given that Whitehall is located right off the Henry Hudson Parkway, the five-level garage is another draw. “New homeowners here are 99.5% sure to get a spot if they so desire,” she says. “Most other co-ops in the neighborhood have a long waiting-list.”

Centrality in desirable Riverdale but with solid transportation links to other parts of the city

The Whitehall is in central Riverdale as opposed to its northern or southern sections, which means it’s directly adjacent to the compact commercial district that forms along West 235th Street. “Those residents living in buildings further south or north have to shlep up a hill to get here.” The thoroughfare is lined with a healthy mix of chain businesses like Starbucks and Walgreens, banks and owner-operated joints like Menchie's Frozen Yogurt. “Everything west of the Henry Hudson Parkway is zoned for residential use but there are also schools, libraries and houses of worship,” she notes. “The other side is a commercial area with every kind of restaurant one could want: Chinese, Japanese, Indian, Italian, Mexican and Kosher.” There’s a Key Food supermarket on this stretch as well. Big box stores like Target are found in Manhattan, Westchester County or in New Jersey, accessible by the George Washington Bridge, a three-minute drive away.

For residents that don’t keep cars here, the previously mentioned jitney shuttle to the Metro North Hudson-line service Spuyten Duyvil station and the subsequent train ride is a quick option into Midtown Manhattan. There are also express and regular buses. “If you’re a retiree, not pressed for time and just want to get to the museums on the Upper East Side or a Broadway show, there are direct buses that take a little longer than the train,” Spindler concludes. “There’s one that goes down the east side and another, down the west side. City buses like the Bx7, Bx10 and Bx20 get residents to Inwood, Washington Heights and directly to Columbia and NewYork-Presbyterian hospitals.”
