A postwar co-op directly across from Pratt Institute
Along Willoughby Avenue, the superblock between Hall Street and Emerson Place is lined with three identical buildings. The westernmost and middle towers are part of the Willoughby Walk co-op, while the easternmost tower is a student dormitory for Pratt Institute, the private arts university directly across the street. Originally built as rental apartments in 1958, Pratt acquired its current dormitory in 1965, while the other two towers were converted to a co-op in 1977. Each red-brick, 16-story co-op tower has 287 units, totaling 574 apartments across the complex. Considering the co-op's location and history, residential and student life is deeply entwined in this section of Clinton Hill. In fact, one of the best perks of living at Willoughby Walk is partial access to Pratt’s campus, specifically the lush and beautifully maintained sculpture garden that’s open to the public.
Efficient studios to three-bedroom apartments, many with balconies
According to Elizabeth Stile, a local broker, that view of Pratt’s sculpture garden (and the generally leafy area) is a selling point for some buyers. “Plus, many of the units have nice-sized balconies,” she adds. “The apartments are well-proportioned with nice layouts. When you see some of the renovations that people have done, that also makes people want to live here more.” Remodels are typically centered around the kitchens and bathrooms, with upgrades including stainless steel appliances, quartz counters, sleek cabinetry, simple subway tile and new hardwood floors.
“Prices in this co-op are starting to tick up and get more competitive with other co-ops in the neighborhood,” Stile says. Hovering in the $300,000s, Willoughby Walk’s studios are on the smaller side for the area, some under 400 square feet, compared to the neighborhood average of 487 square feet. One-bedroom units measure between 575 and 950 square feet and cost between $410,000 and $810,000, whereas two-bedroom apartments, 800 to 1,250 square feet, have prices ranging from $800,000 to $1.2 million. Several three-bedroom residences are present, with sales prices between $1.1 million and $1.4 million. Some of Willoughby Walk’s policies, like allowing co-purchasing and guarantors, are favorable for the area’s young students who may want to remain post-graduation.
A private playground for families and basement-level amenities in each tower
An outdoor, gated parking lot separates the two towers but currently has a waitlist. Other waitlisted amenities include basement-level bike rooms and storage units. A laundry room is also available in the basement of each tower. Each tower has a full-time doorman, and the co-op has a live-in super and an on-site management office. As a great perk for residents with children, there’s a gated playground behind the westernmost tower with padded playspace, slides and jungle gyms.
Convenient to shops, business, dining and green space
Residents of Willoughby Walk have the benefit of living moments from the commercial Myrtle Avenue without the drawbacks (lack of privacy, traffic, increased activity) of living directly on it. “Instead of walking around the block, residents can cut through the complex and use a private path that connects to Myrtle Avenue, where they can visit the shops and businesses over there,” Stile says. “Putnam’s Pub & Cooker is a pretty popular spot with locals. There’s also a really nice Italian restaurant called Osteria Brooklyn with great outdoor seating in the spring and summer. And The Emerson is a popular, hip pub.” Behind the co-op fronting Myrtle Avenue, a mixed-use building acts like a one-stop shop for residents. It has a Key Food Supermarket, bank, nail salon, walk-in clinic, doggy daycare, vet and a UPS Store. Supplementing Pratt’s garden, Fort Greene Park is a half-mile away and offers plenty of green space, as well as a weekly, year-round farmers market and artisans bazaar.
Subway access is limited, but several buses help ease commutes
One drawback is that there’s just one subway — the G train, which only operates in Brooklyn and Queens — within a half-mile of the co-op. A station for the C train is 0.7 miles away, while the B, Q and R trains are available 1 mile away in Downtown Brooklyn. That said, four bus lines stop within a couple blocks of the co-op. For those with cars, the Brooklyn Queens Expressway is accessible two blocks north.
