A historic hotel-to-condo-conversion in one of New York City’s most coveted areas
When it comes to investing in Manhattan real estate, most know that sometimes it all comes down to the location. And when it’s an early-20th-century condo conversion only half a block from Central Park in what is now Billionaire’s Row, that locale may just be one of the city’s most alluring. “The location is one of the most attractive things about Windsor Park – and the fact that it’s a classical building,” says Rosana Broom, a real estate agent with Corcoran, who currently has a listing in the building.
Designed in 1928 by the brilliant Italian American architect Rosario Candela — who spearheaded some of New York City’s most memorable residential buildings — the historic midrise was originally conceived as the Windsor Helmsley Hotel. It operated as such until being converted into luxury condos in 2005 by another trend-setting architectural duo known as Charles Gwathmey and Robert Siegal, who also renovated the Guggenheim. “The brick facade with the limestone base is original. Some mouldings are original, which they kept from the 1920s,” Broom says. With 102 condominium units ranging from studios to three-bedrooms spread across 17 stories, Windsor Park also has seven duplexes. “They built all the corner units as three-bedroom duplexes with views to Central Park, at least in the higher units, and they have 16-foot-high ceilings,” Broom adds. “With this renovation, they also built two new penthouses on the roof. So, it kind of modernized the building, while still keeping the classical features.”
Fully attended building with upgraded amenities
In addition to the 24/7 door attendant, on-site super and concierge with valet services, the building also has a bike room, gym and rooftop terrace. “It’s a nice gym. It was renovated a few years ago. It’s in the basement but there are really nice machines,” Broom says. The roof deck, temporarily closed due to some nearby construction, should be available again by summer 2024. Pets are allowed and residents can access three elevators from the lobby. “They’re in the process of renovating all the hallways right now, including the floors and walls. It’s the final step of the project.”
One-bedrooms priced in the low $800,000s, as well as off-market duplexes starting at $2.5 million
A few listings are currently on the market at this writing, ranging from the low $800,000s to $899,000 for a one-bedroom to around $1.34 million for a two-bedroom. Off-market duplexes have fetched around $2.5 million in recent years. “All the units have marble and granite finishes and top-of-the-line appliances, plus an in-unit washer/dryer,” Broom says. “One nice touch is the wine cooler in the kitchen.” Prospective buyers can also expect central AC, standard double-hung windows, stained walnut hardwood floors and Viking and Sub-Zero appliances. Square footage typically hovers around 730 for a one-bedroom and around 1,161 for a two-bedroom. Common charges are pretty standard for NYC: “For a one-bedroom it’s around $1,000 per month and $950 for taxes, so around $2,000. A three-bedroom, for example, is about $2900 and monthly taxes are $2,100,” Broom says.
Just steps away from Manhattan’s largest green space and multiple subway lines
Residents can walk right out of their building to find all the delights of Central Park one block away, as well as Fifth Avenue just one avenue east. Columbus Circle is only two avenues west, where residents can hit up countless shops and upscale dining or attend a rotating calendar of events. For some of the city’s best musical performances, Carnegie Hall is also right down the street and Lincoln Center is walkable within about 15 minutes. For transportation, the F train is one block south at the 57th Street Station, the N, Q, R and W trains can be accessed either at the 57th Street and 7th Avenue Station or the 59th Street and 5th Avenue Station.
