A handsome prewar co-op in the heart of Forest Hills

Winthrop Apartments is situated in a cozy enclave of Forest Hills. The residential road, 108th Street, is known for its extra-wide lanes and hundred-year-old oak trees. Completed in 1940, the six-story building is clad in red bricks with white aluminum casement windows. The facade is adorned with traditional Neoclassical-style ornamentation, including rusticated horizontal and vertical friezes and fluted columns. The lobby is equally as elegant, showcasing its late Art Deco design, featuring burgundy terrazzo flooring inlaid with black and white marble, a functioning fireplace, swag crown molding and teardrop crystal chandeliers. For those looking for good value in central Queens, the co-op offers accessibly priced apartments with charming architectural detailing and low maintenance fees.

Roomy layouts with ample, deep closets

Eighty-four residences across six stories range from one- to two-bedrooms. The prewar floor plans feature generously proportioned living rooms, formal foyers with walk-in closets, eat-in kitchens and proper dining rooms. Unrenovated units showcase classical architectural detailing, including wide arched doorways, built-in shelving, hardwood oak flooring and crown and floor molding. Regardless of size, all apartments have just one bathroom; the original bathrooms feature gray subway-tiled walls and checkerboard floors. Unit #6D, a 900-square-foot one-bedroom with a sunken living room and new hardwood floors, sold for $268,710 in the first quarter of 2024. A 1,047-square-foot two-bedroom corner unit, #2B, has a renovated kitchen and bathroom and three foyer closets; it sold for $370,000 in the last quarter of 2024.

Basic amenities and service

The elevator building has a live-in superintendent and part-time maintenance staff. As with most prewar co-ops, the amenities are scaled down to only the essentials. Residents can find laundry facilities on the lower level with folding tables and wire basket carts. The same subterranean floor houses personal storage lockers and a bike room. Plus, the building recently installed a new digital doorman, which provides remote guest access, package delivery and surveillance of the perimeter and lobby.

A centrally located Queens neighborhood with lush lawns and stunning Tudor architecture

Forrest Hills is the best of both worlds; it’s suburbia, but in the city. This oxymoronic makeup comprises residential side streets with lush lawns juxtaposed with bustling avenues with chain stores, mom-and-pop shops and a hodgepodge of restaurants. Queens Boulevard bisects the neighborhood, offering two kinds of living: urban apartment developments on one side and Tudor-style houses in the private development known as Forest Hills Gardens (which, arguably, has some of the most stunning architecture in New York) on the other. The housing typologies are diverse, ranging from prewar cooperatives to wood-frame, single-family homes to colonial mansions. Regardless of habitation, it is safe to assume that many residents own cars. Meanwhile, this centrally located Queens neighborhood is also known for its many green spaces, including Flushing Meadows-Corona Park and Forest Park; both have running tracks, dog parks, basketball courts, baseball fields and skateparks. (Forest Park also has a nine-hole public golf course.) Plus, it is widely known that the neighborhood has a tennis tradition, thanks to Forest Hills Stadium hosting the U.S. Open until 1978. The area’s West Side Tennis Club and both public parks are outfitted with immaculate grass courts.

A few blocks from the 67th Avenue Station

Residents can walk to 67th Avenue Station, which provides access to the M and R lines. Another option is the LIRR Forrest Hills station, 3/4 of a mile west along Queens Boulevard. Furthermore, living just off Queens Boulevard makes car travel convenient with the Long Island Expressway, Grand Central Parkway, Jackie Robinson Parkway and Van Eyck Expressway nearby. In a nutshell, commuting to Midtown isn’t too bad, but downtown Manhattan can be a bit of schlep.
