What makes the Wholesale District the heart of Indianapolis

Sports, nightlife and high-rise living define life in the Wholesale District. Anchored by Monument Circle and packed with bars, restaurants and hotels, the Wholesale District is the beating heart of Indianapolis. Visitors flock to this part of the city to cheer on the Colts at Lucas Oil Stadium, attend conferences at the Indianapolis Convention Center, and enjoy performances at the historic Indiana Repertory Theatre. Circle Centre Mall, once the city’s top retail destination, is undergoing a $600 million transformation into Traction Yards, a dynamic multi-use district that promises to bring even more energy downtown.

Where to find historic bars and iconic eats downtown

The Wholesale District has endless eateries ranging from widespread chain restaurants to Indy icons like St. Elmo Steak House, which has served up steaks and its legendary spicy shrimp cocktails for more than a century. Slippery Noodle Inn dates back to 1850 and is the oldest bar in Indianapolis. It’s a mainstay for jazz and blues music and was once a favorite haunt for 1930s bank robber John Dillinger — you can even see the bullet holes he left in the wall. Friends meet at Punch Bowl Social for drinks, karaoke and bowling, while 16-Bit Bar and Arcade is an adults-only bar with more than 50 free-to-play arcade games.

Circle Centre Mall gets a fresh start as Traction Yards

Hoosiers used to make day trips to Circle Centre Mall, but it's been on the decline since the mid-2010s. "It used to be the spot and used to be a really cool place to hang out," says Aubrey Walters, a real estate broker with EXP and host with ADTV. Hendricks Commercial Properties — the same group behind the Bottleworks District in Chatham Arch — plans to redevelop the facility into Traction Yards, an open-air district with shops, restaurants, green space and more. “They’ll develop some new condos and maybe townhomes, which will be exciting and bring a lot of life to the Wholesale District,” says Jess Martin, an Indianapolis resident and co-founder and broker at Maywright Property Co. “It’s already very lively, but it’s people who work down there or they’re in town for a concert — it’s a lot of people coming into town to visit. So I think it’ll be exciting to have more people living in the heart of downtown.”

Housing options include affordable condos and luxury high-rises

“It’s primarily condos, that’s what you’re going to get in that area,” Martin says. “You have everything from really affordable, $350,000 three-bedroom condos to really high end condos on higher floors of downtown buildings that some of the sports players might live in or have as their home while they’re in season” The median price is about $400,000, lower than the Canal-White River median of roughly $730,000. The most expensive properties are in Conrad Indianapolis, a towering hotel with exclusive condominiums where prices can reach $5 million. HOA fees range from $500 to over $5,000 for units in Conrad Indianapolis.
