Midcentury living and planned communities near a prominent university

On select Fridays in the fall, Abilene Heights feels like it has been painted purple. Students and faculty put on their best plum-colored attire for Purple Fridays. This long-standing tradition is to show support for the Abilene Christian University (ACU) football team before home games on Saturday. This northside neighborhood is home to several midcentury subdivisions that surround Abilene's largest private four-year institution, which is experiencing growth. "I love living near ACU," says Tim Smith, a Realtor with Barnett & Hill and a local resident. "You can hear the football games being commentated from our house. Sports are a huge thing here." ACU's growing presence has influenced recent developments in Abilene, including new shopping centers, residential lofts and big-box stores, adding more amenities for students, staff and alums living nearby. Three miles from downtown — aside from the university — Abilene Heights is home to midcentury houses and planned communities managed by an HOA.

ACU offers Division I sports programs

Established in the early 1900s, Abilene Christian University is the city's largest four-year institution home to over 6,000 students. It has earned a spot among Texas's top colleges, according to U.S. News & World Report. The university is growing, with recent additions like the Robert and Kay Onstead College of Science and Engineering. Known for its Division I football and basketball teams, ACU draws crowds from all over Abilene to cheer on the Wildcats. "People enjoy being near the energy of ACU, especially when it comes to Saturday night football games," says Robbie Johnson, broker and team lead of Texas Lifestyles Group powered by Epique Realty. She moved to Abilene over a decade ago, highlighting that residents also appreciate the proximity to Hardin-Simmons University. "If you live around here, you can easily catch events at both schools," Johnson says.

Allen Ridge is a mixed-used shopping development

The neighborhood is close to several shopping centers, the most notable being Allen Ridge. ACU alums and staff helped bring this mixed-use development to life in 2019 through fundraising and it was completed in 2022. "Allen Ridge was built in phases. First, it was the retail and then the apartment complex, and now they're adding a new hotel," Smith says. Seven restaurants overlook a large pond with a fountain. Top eateries include Cork & Pig Tavern, known for its wood-fired pizza, and The Biscuit Bar for brunch. Beyond Allen Ridge, there's shopping and dining along Judge Ely Boulevard, which borders ACU. Rockin Rollerz Craft Burger Co. is a locally owned spot that started as a food truck. It has an industrial décor, including graffiti-style murals. Favorites on the menu include the B-1 Bacon Bomber, a nod to Abilene's Dyess Air Force Base. United Supermarkets and Family Dollar are also on this road. Downtown Abilene is 3 miles away and offers more small businesses and attractions.

Griffith Lake Estates offers new construction around a lake

As its name suggests, Abilene Heights is in an elevated part of the city, known for its hilly, curving streets. "This part of town doesn't feel like Abilene at all," Smith says. "This is a traditional neighborhood. It's super quiet and established with big trees. Major subdivisions in Abilene Heights include the namesake Abilene Heights, Hillcrest, University Hills and Griffith Lake Estates. Many houses across subdivisions were built between 1950 and 1960." Smith notes that many people in the neighborhood are remodeling homes. Cape Cod, Colonial Revival and Craftsman homes range from $114,000 for a studio to $280,000 for a four-bedroom in Abilene Heights. North of ACU, Hillcrest's brick ranch-style houses are comparable in price. Griffith Lake Estates is a planned community of new construction centered around a private 13-acre lake. An HOA manages the subdivisions and offers an outdoor pool and clubhouse. These homes range from $380,000 to over $450,000. Aside from single-family homes, up-and-coming apartment complexes include The Lofts at Allen Ridge.

Neighbors take morning strolls on ACU's campus

With its open green spaces, tree-shaded paved trails and public art structures, ACU's parklike campus is a popular spot for local recreation. "My wife often visits ACU with her friends to walk on the trails because the campus is so beautiful," Smith says. In the neighborhood's northside, Will Hair Park has a playground and ball fields home to the Abilene Eastern Little League. The Wildcat Disc Golf Course is on the southside and features nine holes with flat terrain and DISCatcher Pro 24 Temp basket targets.

Abilene High School offers CTE programs at The LIFT

The community is part of the Abilene Independent School District, the city's largest, compared to the smaller Wylie ISD on the south side. Students may attend Taylor Elementary School, which has a B-minus rating on Niche. Craig Middle School holds a B-minus as well, and Abilene High School earns a B rating. The high school is a 5A division school that offers career and technical education courses at The LIFT, a CTE facility equipped with STEM labs and a career counseling center.

Just 12 miles from Dyess Air Force Base

Getting around Abilene Heights is convenient. "The traffic here isn't busy at all. I live on a cul-de-sac, so we see very few cars on my street," Smith says. While ACU is the largest employer in the area, other nearby workplaces include Dyess Air Force Base and Hendrick Health. The neighborhood is within 5 miles of Abilene's major thoroughfares, with Loop 322 circling the city to the east and U.S. 84 and Interstate 20 heading north toward Lubbock. CityLink buses serve locals without cars on North Judge Ely Boulevard. Abilene Regional Airport is 6 miles north and offers daily connecting flights to Dallas.
