Comprised almost entirely of townhouse communities, Constant Friendship shares a name with a boulevard that leads to major shopping centers. The neighborhood has “a very eclectic, diverse mix of people, so you’ve got housing for any scenario. There are small 55-and-up communities, condo communities, and affordable, first-time homebuyer options,” says Mark Novak, a Realtor with Mark’s Home Team of Cummings & Co. Realtors. Most homes are within a short distance of Abingdon Elementary School and the Harford County Public Library. Major stores like Target and Wegman’s, as well as famous local restaurants like Box Hill Pizzeria and Bacco Italian & Wine Bar, are just down the road. With dense townhouse communities and major nearby amenities, Constant Friendship has a friendly suburban vibe where neighbors get to know one another.
Colonial-inspired New England homes, condos and townhouses
Constant Friendship has several clusters of townhouses on winding roads, where units can cost between $250,000 and $400,000. Depending on their needs, buyers can find attached two-story models with exposed brick or vinyl siding, front bay windows and hardwood floors. Some units have spacious back decks or patios with modest fenced yards surrounded by tall, wooden privacy fences. “Constant Friendship is a large subdivision. It was made by a lot of different builders, so the homes have varying ages,” Novak says. “You’ll find townhouses ranging from mid-1980s all the way to the most recent, which were built in 2010.” Most units have two to three bedrooms, though some larger units may have four bedrooms.
Single-family home options in Constant Friendship are a bit more limited. Located on the eastern side of Veterans Memorial Highway, neighborhood homes consist of Colonial-inspired family homes and raised ranch styles with large garages and spacious yards. Most of them were built in the 1990s, so they tend to come in modern traditional styles, including exposed brick, columned front stoops and symmetrical windows with shutter accents. Buyers can find single-family homes at prices between $400,000 and $550,000.

The shops and restaurants near Constant Friendship Boulevard
Shoppers can take Tollgate Road to Constant Friendship Boulevard, where there are a few major stores like Target, PetSmart and Lowe’s, and a couple of banks and chain restaurants like McDonald’s and KFC. Just a little north off of Emmorton Road are dozens of other shopping and dining options. Local favorites include Conrad’s Seafood, which serves fresh fish and has an outdoor ship-themed playground. “Bacco has really good Italian food and a nice wine selection,” Novak says. Bacco Italian and Wine Bar has a modern atmosphere and a wide variety of cocktails and pasta dishes. Box Hill Pizzeria may have ‘pizza’ in the name, but it’s actually known worldwide for its delicious crab cakes. Local grocery stores include Wegman’s and Walmart.

Hiking trails, Winters Run creek trails and the Ward YMCA
The Winters Run Creek Trail takes hikers from Kateland Court all the way down to the Lowe’s parking lot. The trail follows along the Winters Run edge within the Winters Run Conservation Area. North of most homes is Harford Glen Park, a large greenspace next to the Atkisson Reservoir with plenty of hiking trails through nature. Near the shopping centers on Emmorton Road is the Ward Y, which offers members modern facilities, a pool, childcare and summer camps. Constant Friendship is served by the Harford County Public School District, which scores an overall A-minus on Niche. Students can start at nearby Abingdon Elementary School for kindergarten through fifth grade, which is rated a B-plus. They can then move on to Edgewood Middle School, graded a B-minus. Constant Friendship is centrally located within Harford County and has fast access to major highways. “I think people choose this area for ease of access. I mean, you can be to Baltimore in 20 minutes, Philidelphia in 40 minutes and even down to D.C. in about 45 minutes,” Novak says. “The proximity to I-95 is huge, and we’ve also got a few commuter trains nearby.” The Interstate 95 on-ramp is just south of the neighborhood and can take commuters 23 miles southwest to Baltimore. Emmorton Road and Veterans Memorial Highway are both straight shots up to Bel Air, about 5 miles away, which is home to the Harford Mall and the town’s bustling Main Street. The nearest hospital is the University of Maryland Upper Chesapeake Medical Center, which is also in Bel Air.
