Life in a peaceful, southern Texas community

Abram-Perezville may be a small residential area, but like many neighboring South Texas communities, growth is on the horizon. Just a few miles from the Mexico border, Abram-Perezville is surrounded by historically underserved communities, often referred to as colonias. The area has continued to improve over the last decade with the help of The University of Texas Rio Grande Valley in Edinburg and cities like McAllen, just 15 miles away. “The city sponsors over 250 events a year to help fund necessary developments to improve the quality of life in the surrounding communities,” says Alejandro Rios, a representative and activist of Visit McAllen. Abram-Perezville’s population influx includes a primarily young workforce, families and winter Texans. New residents aren’t the only ones flocking to Abram-Perezville. The entire community along the Mexico border is part of a prominent migration corridor for over 400 species of colorful birds and butterflies. “You can see them all over the buildings and on the electric poles,” says Regina Acosta, a market research analyst for the city of McAllen. Age-restricted communities are also popular here, although these housing options tend to be much smaller than the new construction filling out the streets to the north. With proximity to both serene trails and birding at the Bentsen-Rio Grande Valley State Park and chaotic fun at the La Joya ISD Aquatic Center, residents of all ages find ways to enjoy the subtropical climate in Abram-Perezville.

As the area continues to experience a surge in growth, so does its housing market. “We have seen a lot of investors come in from bigger cities. They say that South Texas is the gem that nobody knows about, and they are really helping the market to grow,” says Jenny Avellaneda, a Realtor with Effective Real Estate who has lived in and sold homes in the McAllen market for more than a decade. With an eclectic housing stock that includes both a 55-plus mobile home community and contemporary new construction, Abram-Perezville attracts buyers at many different stages of life. “It’s quiet, well-kept and not well-known, but the property values are still good,” Avellaneda says, noting that with more growth on the horizon, those values may increase in the coming years. Most of the community’s newer homes are to the north, with half-acre lots featuring Spanish-inspired estates that range from 2,000 to 4,000 square feet. Prices typically fall in the $300,000 to $400,000 range here, while the smaller single-family homes to the south usually list between $150,000 and $200,000.

Career prep at P-Tech

Students are served by La Joya Independent School District and can attend schools such as Guillermo Flores Elementary and Ann Richards Middle, which both maintain grades of C on Niche. La Joya Palmview High earns a C-plus and students can join the challenging Pathways in Technology program to prepare for a career in technology. Abram-Perezville benefits from its proximity to The University of Texas Rio Grande Valley in Edinburg, whose colonias program aims to provide underserved communities with accessible language and literacy education, student volunteering opportunities and economic support.

Easy access to Reynosa

Abram-Perezville’s proximity to Interstate 2 makes it easy for commuters to reach major employers in McAllen, 12 miles away. The interstate also connects residents to both McAllen International Airport and South Texas Health System Heart. With access to multiple border crossings, including the Mission-Reynosa Bridge, residents don’t have to go far to travel internationally. U.S. Route 281 is also in the area, an artery that connects to Interstate 37 for trips north to San Antonio, roughly 250 miles away.

Fresh produce at the Palmview Fleamarket

With an H-E-B located just off Interstate 2, residents can easily grab groceries close to home. Palmview Fleamarket is also a few miles away, where local produce and handmade goods are available for a few days each week. Avellaneda says many residents make the short, 15-mile drive to La Plaza Mall in McAllen for most of their retail needs. The city is home to one of the best retail scenes in South Texas, situated all along Interstate 2. However, Abram-Perezville doesn’t neglect small businesses around town. “We have the infrastructure here to grow and maintain businesses,” Rios says. The McAllen Refresh program provides grants to help small businesses that have operated for over 25 years revamp their storefronts near and around McAllen. Local Mexican restaurants dot the area, including Taqueria Ramirez, located along Loop 374. This local staple is best known for its sincronizada, fajitas and tortas.

Explore nature in the Rio Grande Valley

Whether it’s swim lessons or summer parties, residents enjoy spending warm days at the La Joya ISD Aquatic Center, which features splash zones, water slides and accessible equipment. For something a bit quieter, locals head over to Bentsen-Rio Grande Valley State Park, a nearly 800-acre refuge for hundreds of songbirds, hawks and bobcats, among other wildlife. Visitors can explore 7 miles of trails throughout the park, including an elevated observation tower for birding during migration season. Just down the road, insect lovers have a real treat at the National Butterfly Center, a 100-acre expanse filled with natural trails lined with pollinator-friendly plants. And to the north, residents can attend baseball games or host a picnic at Bentsen Palm Community Park. For a day spent fishing, Penitas Lake is a little over 3 miles away.

Events

The Palmview Parks and Recreation Department and the nearby Palmview City Hall host various community events. For instance, the Parks and Recreation Department has an annual turkey distribution each November. There’s also an annual Christmas tree lighting event at city hall, with craft vendors, live entertainment and a car show. Along Oval Park in nearby McAllen is the McAllen Convention Center, a popular spot to host quinceañeras and comic cons, and the McAllen Performing Arts Center. Orchestra and symphony performances grace its large, amphitheater-shaped auditorium stage. McAllen hosts the largest holiday parade in Texas. Daylong festivities start with a toy giveaway at the city’s senior center, followed by an extravagant parade. Brightly illuminated floats and marching bands parade fill the streets and are narrated by celebrity hosts like Mario Lopez. Crowds chant to spin the floats around in circles as they make their way to Municipal Park on Bicentennial Boulevard for a festive carnival celebration.
