In a city built on industry and practicality, South Akron is about as practical as they come. “You’re close to downtown. You can get to Cleveland in a half hour. You can commute to Canton, which has a lot of shopping and restaurants and things like that,” says Carly Sablotny, a Keller Williams Living Realtor who sells homes around Akron and here in South Akron. Compared with other Akron neighborhoods, the homes here are more budget-friendly, making them appealing for first-time homebuyers. And with the University of Akron as a neighbor, investors have taken a lot of interest in South Akron. “A lot of the university kids are typically going to rent here. So, you have a lot of investors here,” says Nick Rock, a Realtor with Keller Williams Legacy Realty, who also sells in the area. “Houses here are hot spots for investors. You get a good return on your money.”

Bang for your buck

Homes in South Akron share space with industrial property, which makes up about a third of the neighborhood’s property mix. There are many Arts and Crafts-inspired homes and bungalows alongside Cape Cods built in the early parts of the last century. Some have held up better over time than others, which are more recognizably showing their age. “A lot of the homes can be had for under 100,000,” Rock says. In fact, the median price for a single-family home here is around $78,000, with homes often selling from $60,000 to $100,000.

In the middle of it all

Located centrally at the intersection of Interstates 76 and 77 plus state highway 8, South Akron drivers have access to the area’s most important local roads and can reach practically everywhere in town in 20 minutes or less, including Akron-Canton Airport, which, at 12 miles away, is 17 minutes from here. This usually makes for trouble-free commuting most times. Although, “It gets a little congested when people are getting out of work,” Sablotny says. Non-drivers enjoy public transportation options, with Metro RTA operating bus service locally north and south along Grant St.

Spend a little, save a lot

Shopping and dining in South Akron are both modest and efficient, with small stores and mom-and-pop restaurants in reaching distance of residents. Dollar General and Family Dollar provide light retail items and packaged foodstuffs. About a mile west is Save A Lot, and north of there, Aldi. For a quick bite to eat, residents can check out Hibachi Xpress or consider Porch Light Coffee Co. located at The Front Porch, an outreach mission of South Street Ministries. That cup of coffee and sandwich supports their community service efforts. Sanabel Middle East Bakery, which specializes in Middle Eastern indulgences like hummus, tabbouleh and spinach pies, is also in town.

Making the grade

South Akron students are served by the Akron City School District, which Niche rates C-plus. Students may attend Niche C-rated McEbright Community Learning Center from kindergarten through fifth grade, then Miller South School for the Visual and Performing Arts, which Niche rates B-minus and North High School, which Niche rates C-plus. North is the first Akron public school to fully implement College and Career Academies. 64% of its teachers hold a master's degree or higher.

It happens in the living room

While South Akron isn’t particularly recognized for major annual events, neighbors here are never without places to go or things to do. Especially with downtown minutes away, weekly events there become South Akron events by default. As an alternative, folks here can head over to Kenmore next door to find The Rialto Theatre, which hosts private parties, small theater events, poetry gatherings, like Angry Cow Poetry in the Rialto Living Room and concerts like Irish Jam Session and Jim Ballard First Thursdays.

Green spaces and basketball courts

South Akron has a few parks. Emerling-Curtis Park is kid-friendly, with swings and a playground. Not far from there, Morgan Park is a bit more suitable for older children, teenagers and adults with its three basketball courts and open green space.
