The broad canopies of oak trees shade Rawson Park's early 20th-century and midcentury subdivisions. "It's a beautiful, generational community with big trees," says Peggy Brown, a Realtor with Coldwell Banker/Walden & Kirkland. She's lived in Albany for 35 years. Vine-covered gates, thick shrubbery and small green spaces create a peaceful atmosphere away from downtown and major roadways. Brown notes that the neighborhood is home to long-time retirees, but recent growth has brought new life. "We are one of the fastest-growing areas in Georgia. There is so much infrastructure happening, like new highways and shops,” she says, referring to Albany’s expanding downtown, the location of some of the city's oldest residences, parks and social clubs.

Tift Park is the city’s oldest park
Rawson Park is close to several recreational spaces with trails and picnic pavilions. It has a prominent history that has shaped Albany. The Garden Center at Historic Rawson Circle has been a neighborhood landmark for a century and features a small, paved looped trail under old oak trees. Tift Park, listed on the National Register of Historic Places, is Albany's oldest green space. Founded in 1908, it’s home to the Boys and Girls Clubs of Albany, and several sports leagues and summer programs also take place at the recreation center. The neighborhood is 3 miles south of River Pointe Golf Club and 2 miles from the Flint River, which Brown says is the biggest city attraction for boating and fishing. "Kayaking is also popular. We also have tennis courts, basketball courts and various events," she says.
Tift Park is the site of the old zoo which was moved to its new larger Chehaw site in 1997.

Just 2 miles from downtown Albany
Rawson Park is a short 2-mile drive to downtown Albany, grocery stores and Southern home cooking on North Slappey Boulevard, where Brown says are many of her favorite restaurants. Pearly's Famous Country Cooking has been an Albany fixture since 1962. Breakfast is served all day, with family members often working in the back to prepare hot plates and homemade biscuits smothered in white gravy. Taxidermy fish line the tin walls of Blackbeard's B & B Bar-B-Que. Serving customers since 1980, locals here enjoy fried gator bites, catfish dinner platters and all-you-can-eat popcorn shrimp. The neighborhood is 4 miles from Albany Mall, surrounded by big-box stores like Sam's Club and Lowe's. "We also have Target, a big movie theater and mom-and-pop shops," Brown says.

Rawson Circle’s turn-of-the-century homes
The neighborhood's houses line quiet streets shaded by century-old oaks. "There's a lot of neighborhood pride," Brown says. "In certain areas, the homes are getting older, but many homeowners care for their yards." She says residents tend to stay here, and houses rarely hit the market. "There have been a few homes sold, but not many," she says. Rawson Circle is an O-shaped subdivision within the community featuring Colonial Revival, Craftsman, French Provincial Revival and Spanish Revival-style properties. These homes range in size from 2,500 to nearly 4,000 square feet. Prices hover from $200,000 to $350,000, though some need renovations. Rawson Park's northside has smaller, midcentury ranch-style and minimal traditional houses, most under 1,500 square feet and hovering in the $90,000 to $160,000-plus range. Properties located along Fifth and Sixth avenues and north of 10th Avenue are prone to flooding. The neighborhood has a CAP Index Crime Score of 6 out of 10, higher than the national average of 4, mainly contributed by the area's proximity to downtown.

Albany Middle School is home to a magnet program
Rawson Park falls under Dougherty County Schools. "Parents are interested in the district because the schools care a lot," Brown says. Students may attend Northside Elementary School, which has an overall C-minus rating on Niche. The school appointed a new principal in 2024 and installed RedSpeed cameras to make driving around school zones safer for kids walking to class. Albany Middle School, known as "The Middle," has a C-minus grade. The school has an Honors, Pre-Law, and Multimedia Magnet Program with a complete immersion in the criminal justice system. C-rated Dougherty Comprehensive High School is active in extracurricular activities and sports. The school hosts a DCHS Pageant and a DCHS Gentillon.
Tift Park Community Market has fresh produce on Saturdays
The community often comes together for neighborhood events and a garden club that has been active for nearly a century. The Garden Center at Historic Rawson Circle is the starting point for an annual Christmas trail trolley ride through the park. Several neighborhoods in Albany's Historic District twinkle and glow with lights throughout December. Neighbors place luminaries along the streets, and onlookers take horse-drawn carriage rides to see the Christmas sparkle. Tift Park is preserved and protected by The Friends of Tift Park, which organizes the Tift Park Community Market on Saturday mornings. Community residents come early for freshly boiled peanuts, the live music and to shop for handmade goods and local produce.

Albany doesn't have an interstate. U.S. routes 19 and 82 are easily accessible within 3 miles of the neighborhood. The city is 85 miles from Columbus and 180 miles from Atlanta. Phoebe Putney Memorial Hospital, located just east on West Third Avenue, is one of Albany's biggest employers. Southwest Georgia Regional Airport is 6 miles south.
