But this is changing, according to Keith Wells, sales and leasing associate with 518Realty.com. "Arbor Hill is on a revamp. Zombie properties are getting purchased and getting turned into habitable living spaces. It's great for first-time homebuyers," he says. Despite a lingering CAP Index crime score of 9 out of 10 compared to the national average of 4, the community continues to undergo revitalization. Arbor Hill received $77.5 million in funding for such projects in 2014, and grant programs like “Love Your Block” offer opportunities alongside funds allocated to the neighborhood to reduce violent gun crime. The Arbor Hill Development Corporation also aims to help improve the community and provides youth programs like an inner-city baseball league.

Multifamily homes popular among investors
Although there are a few detached single-family and two-family homes on compact lots, wooden rowhouses and multifamily units are the golden standard in Arbor Hill. Wells says the area's home prices remain relatively tight — between $130,000 and $150,000 for a three-bedroom, single-family home. A two-family fixer-upper can start at around $120,000, but multifamily properties can climb to about $250,000. During this period of revitalization, Wells says investor and owner-occupied purchases are about half-and-half, and other local Realtors agree that investors make up a big portion of buyers here. “It’s a great spot to invest if you’re looking for affordability or are looking to start a portfolio and get your feet wet,” says Colin McDonald, the broker-owner of McDonald Real Estate Company with 10 years of experience selling in the area. “If homes are priced right and marketed correctly, they’ll be under contract within 30 days. They could also end up receiving multiple offers.” Other homes in the neighborhood, however, can sit on the market for about two months.

CDTA bus stops, U.S. Route 9 and Route 32
Located just a mile from Downtown Albany, Arbor Hill is a walkable neighborhood with sidewalks everywhere you look, and bus stops dot the area, making it easy for locals to get from place to place. For those with cars, U.S. Route 9 borders Arbor Hill on two sides, and New York State Route 32 borders it on another. It’s also easy to reach Interstate 787 and U.S. Route 9W, making commuting a breeze.

B-minus-rated Albany City School District
Children can begin their educations at Arbor Hill Elementary School, which has a C on Niche and is spread across more than one acre, providing land where children can get hands-on lessons from nature. Students also get to observe the life cycle of turtles that inhabit the school's indoor garden and pond, and as a designated Community School, it provides after-hours resources and services to students and their families. Children can then move on to William S. Hackett Middle School, which has a B-minus, and Albany High School, which has a B-plus. Niche gives Albany High second place on its list of standout high schools in the Albany area. Multiple colleges and universities are also just a few miles away, including the University at Albany’s Downtown Campus just over a mile from home, which McDonald says is another big draw.

Restaurants and breweries along Broadway
Although a handful of restaurants and commerce lie along the outskirts of Arbor Hill — along Henry Johnson Boulevard, Clinton Avenue and Broadway — the neighborhood is considered a food desert. Mini markets and convenience stores provide some staple goods, but access to fresh produce and healthy eating options is limited. The Veggie Mobile provides a "produce aisle on wheels," transporting fresh fruits and veggies to the community every Tuesday between 11 am and 1 pm at the Whitney Young Health Center. The restaurant scene does provide some international variety. Residents turn up the heat at Tanpopo Ramen and Sake Bar with an order of spicy lemongrass beef or spicy pork buns or opt for the crunch of fish and chips at The Olde English Pub & Pantry. Roy's Caribbean Restaurant is another popular option for its jerk chicken, and Nine Pin Cider Works is a popular local brewery offering a wide variety of pizza and beer.
In Arbor HIll Nine Pin is a great option to hang with some friends and have a in house cider.

Pool and basketball lessons at Arbor Hill Community Center
Excellent park space and community programming are among the neighborhood's strong suits. Locals head to Arbor Hill Park for frequent organized sports games, cookouts and community bike rides. Nearby, Arbor Hill Community Center provides youth programs, including tutoring and basketball lessons. A swimming pool and a weight room also outfit the center. The Arbor Hill/West Hill Library also hosts community events, including “Super Smash Fridays,” where tweens and teens are invited to play Super Smash Bros.

The Albany Barn is an arts organization and venue that frequently collaborates with community partners — including the Albany Public Library and Arbor Hill Elementary School — to bring engaging and creative experiences to residents. Capital Repertory Theatre consistently produces quality performances that fill the intimate space. Audiences often gather in the theater's café for thoughtful discussions before the show and during intermission. Albany’s St. Patrick’s Day Parade is also a popular community event. “The local community comes together — government officials, schools, bands, all different groups,” McDonald says. “They march down Central Avenue past Arbor Hill. It brings out lots of local people in the community.”
