Nestled between one of Albany’s premier parks and two medical centers, the Park South neighborhood is ideal for students, doctors and hospital employees who want the convenience of walking to work or recreation. “Doctors and students on call at the Albany Medical Center have to live within a certain radius if they want to go home during breaks,” says Samantha Curry, principal at New Scotland Development Companies, which manages and owns properties in Park South. Walkability is a big factor, too, says Realtor and property manager Jamie Brayton with Rooted Property Group. “Cool restaurants and bars are a few blocks away, and revitalization is happening throughout the area, making Park South a hot market, especially for investors.”

Arts and entertainment district
Lark Street, Madison and Delaware avenues are the three main arteries that feed the pulse of Albany’s arts and entertainment district. Here, residents can walk to dozens of funky shops, cafes, art galleries and restaurants, like El Loco Mexican Café, which serves traditional and Southwestern Mexican, or Savoy Taproom, known for its creative cocktails. Lark Street Tattoo features guest artists from around the world, and JA. Pequeño, a specialty coffee shop, was voted Best Artisan Café by Hudson Valley Magazine. On Lark, a flower market, a natural foods store, a picture frame shop and a skateboard shop share the same block. There’s also a Market 32 on Delaware, the only large grocery store within walking distance. “Park South is about the urban experience,” Brayton says. “The suburbs are close, too. Delaware and New Scotland avenues take you out of the city and are lined with more restaurants, shopping centers and attractions.”

Homes for young professionals
Many of the homes in Park South are brownstones and turn-of-the-century wood-framed houses that have been converted into multi-family units, attracting investors more than traditional homebuyers. “With the medical college and hospitals within walking distance, you have a lot of young professionals renting,” Curry says. Nearly 90% of residents rent versus owning a home in Park South. “Architecturally, the homes are gorgeous,” Brayton says. “While some are better maintained than others, details like crown molding and marble fireplaces add value and are an extra incentive to inventors who want historically beautiful properties.” Multi-family homes typically list for $165,000 to $430,000. Single-family homes are priced from $160,000 to $190,000.

From tulips to art
On Mother’s Day weekend in May, the annual Albany Tulip Festival is held in Washington Park, which borders Park South, to celebrate the city’s rich Dutch heritage. The festival features a fine arts show, food and live music in the park’s amphitheater. A block over, Art on Lark is the city’s arts-oriented street fair in June, when painters, photographers, jewelers and other artisans showcase their work.
The annual Tulip Festival in Washington Park draws over 15,000 people and almost 200 vendors.

Washington and Lincoln parks
Washington Park features a Spanish-revival lakehouse on one side of its picturesque lake. A skatepark and sports courts are opposite the house, and a children’s playground sits on one of the large open lawns. All the park’s attractions are connected by walking paths. “Washington is right across the street from many homes, a go-to park for the neighborhood,” Curry says. Lincoln Park, which borders Delaware, allows dramatic views of the city from its hilltop location and features tennis and basketball courts and a slash pad. The park’s historic pool and bathhouse are currently undergoing renovation. When completed in 2025, the new facility will include a zero-entry pool and a half-sized Olympic lap pool.

Albany public transit
CDTA bus routes carry riders from Park South downtown and to other parts of Albany. Cyclists will find on-street and light bike lanes running through the neighborhood, and CDPHP Cycle, a bike-sharing program, provides stations throughout the Capitol Region. Less than 2 miles from the neighborhood, Interstates 787, 90 and 87 provide easy access to Schenectady, Saratoga Springs and neighboring cities, and Albany International Airport is about a 10-mile drive. Train travelers can also pick up Amtrak trains at the Albany-Rensselaer Station, 3 miles away across the river.
Park South is well connected with a CDTA bus stop at almost every block in the neighborhood.
At the west end of Washington Park there is a great skate park to enjoy riding or watching in.

Big-picture schools
Schools that serve Park South include Giffen Memorial School, a PK-5 elementary that received a C from Niche and offers vital services, such as health clinics and dental care, to students and their families. Stephen and Harriet Myers Middle, a C-plus school, features a low 10- to-1 student-teacher ratio, and Albany High, which scored a B, offers academies that help students explore possible career paths.
William S. Hackett is a great campus to enjoy for middle school in the Park South neighborhood.

Medical centers, flooding and crime
Albany Medical Center is one of the area’s largest private employers. The 766-bed hospital offers the region's most comprehensive set of medical and surgical services and trains Albany Medical College doctors, scientists and other health-care professionals. Next to it, the Albany Stratton Veterans Affairs Medical Center is also a medical/surgical facility and a teaching hospital. The new Capital District YMCA opened in Park South in 2023. It offers cardio equipment, strength training machines and fitness classes. Parts of the neighborhood are also prone to flooding. Buyers and investors should ask about flood risk when purchasing property here. With so much foot traffic, South Park received a higher crime score of 6 from CAP Index than the national average of 4.
