Landmark, an urban-style neighborhood just west of Seminary Hill, is a residential community that continues to reinvent itself. Known colloquially as the “Condo Canyon” because of its 1960s and 1970s monolithic condo complexes like the Olympus and Watergate at Landmark, Landmark has long been a relatively affordable, walkable haven for high-density living close to D.C. But the addition of subdivisions like Landmark Mews, a brick-walled community of single-family town houses valued at about 660,000 to $880,000, and Cameron Station, remade Landmark in the late 1980s and early 2000s.
Cameron Station, built on the site of a former U.S. Army depot, recreates a self-sustaining Main Street community. Here, ground-level stores and businesses in multifamily buildings provide essential services. A school, Samuel W. Tucker Elementary, and parks are also located within the development, limiting the need to travel outside for resources. Tucker Elementary School is rated C-plus by Niche and teaches prekindergarten through fifth-grade students with an emphasis on reading and writing. Francis C. Hammond Middle School, rated C by Niche, offers a variety of academic programs designed to challenge students while increasing their English proficiency. Students at Alexandria City High School, rated B by Niche, can select from extracurricular options such as social justice an environmental clubs.
The community truly blossomed in the 2000s, with its replica 19th-century style buildings with brick exteriors and cupolas, and streets surrounding town-square green spaces with gazebos making it a pedestrian-friendly enclave. It is the only planned community in Alexandria, says Khaneisha Pagan, lead buyer and listing specialist with the Erin K. Jones Team of Keller Williams. Cameron Station home prices range from $680,000 to almost $1 million.
And Landmark's original concrete-and-glass high-rise condo buildings still attract homebuyers -- units at buildings like Olympus average about $550,000. Now plans call for Landmark Mall, a titan of shopping centers and a staple of 1980s suburban D.C. life, to be redeveloped as Inova Hospital at Landmark and a mixed-use community, all meant to infuse new life into the community. (Pre-demolition, the mall site got in one last hurrah by serving as a filming location for "Wonder Woman '84" scenes.) Pagan, who also lives in Landmark, says the development will include residential and commercial buildings, as well as an overpass to Duke Street, connecting it to more shopping and retail sites. The project is expected to take five years to reach full completion, but the final product is designed to enhance the community.
"It is going to be a really nice area," Pagan says.
Shops are conveniently located along the main thoroughfares of South Van Dorn and Duke streets, including international food stores like LA Mart International Food and Nazret Cultural Food, which specializes in Ethiopian cuisine. And eateries like Reynolds Street Bar and Grill, where locals watch sports on TV and order a pizza, pepper the center of the neighborhood.
Community green spaces like Stevenson Park, a little more than 8 acres of land along the Fairfax County border with playscapes and a basketball court, hover close to housing and condo developments for easy recreation access. Ben Brenman Park, located in Cameron Station, offers a fenced-in dog area, walking trail and athletic fields and hosts the popular West End Farmers Market.
