Allenwood Estates sits close to U.S. Route 75 on the edge of the Dallas Fort Worth Metroplex. “It’s literally just minutes form Central,” says Joanna Kozlowski, a Realtor with RE/MAX Town & Country. “75 can get you to where you need to go quickly.” Allenwood Estates is also close to Allen High School, the only one in the district. Five main streets make up most of Allenwood Estates, with an additional residential street to the south. Along East McDermott Drive is a cemetery and a few businesses. “The neighbors are down to earth and friendly. One house has a little lending library, right in the front yard,” says Kozlowski. “This area is nice because it’s affordable for first-time buyers.”

Older homes with crawlspaces, no HOA and large yards

The neighborhood is older, with most homes built in the 1960s and early 70s, with prices that can range between about $170,000 and $400,000. “The majority of homes are three bedroom, two baths.,” says Kozlowski. “One amenity of the houses there is that they have crawlspaces under the homes.” Homes nowadays are often built on a concrete slab, instead of with a crawlspace. “It can be a little bit cheaper to fix when there’s a shift in the Texas soil. They can go in under the house and do [repairs]. It’s also a little bit warmer when you have a wood floor and a crawlspace.” Allenwood Estates does not have an HOA and most properties have big yards. “The yards are very deep. Your neighborhoods have a big yard, so you have lots of space,” Kozlowski says. Allenwood Estates does not have backyard alley leading into garages. “Some people like the alleys with the back entrance, but it’s hard to meet your neighbors that way. It’s primarily front entrance garages,” says Kozlowski. “It’s a reminder of earlier times. You see a lot of people outside, walking their pets.” Willow Creek Circle is separate from the other sections of Allenwood Estates and has a homeowners association. The last listed home was about $800,000, higher than the other sections of Allenwood Estates.

Multiple shopping centers within 2 miles of Allenwood Estates

A shopping center sits along McDermott Drive, with a handful of local and national restaurants. The center also has a fitness center and a variety of other businesses like jewelers and salons. In the Twin Creeks Village shopping mall is a Tom Thumb, Hobby Lobby, a furniture store and other local businesses. Desi Bazaar Halal Meat Market is down the road from Allenwood Estates, tucked between a Mexican and Chinese restaurant. Armor Brewing Company requires a reservation, with dogs welcome on their patio. About 2 miles south is Watters Creek Village, an outdoor shopping center. “There are little boutiques and restaurants. People go on walks along the trail there,” Kozlowski said.

Allen Public Library under renovation

The Allen Public Library is undergoing a renovation and is scheduled to be reopen in the summer of 2025. It currently has a temporary location about a mile east from the neighborhood, with the main library just a mile north. There are three book clubs and a Teen Anime Con. The Allen Depot building sits near the library and showcases the history of the city.

Two miles to Allen High School

Students in Allenwood Estates can begin school at Alton Boyd Elementary School, which is graded a B by Niche, for kindergarten through sixth grade. They can then attend Thomas Hugh Ereckson Middle School, which is graded an A-plus, for seventh and eighth grade. Allen High School has a separate campus for ninth graders, in addition to the main campus. The high school earns an A from Niche.

Neighborhood park and nearby Bark Yard

Allenwood Park sits within the neighborhood and has playsets for both older and younger children. A paved path follows the edge of the park, and green space fills the middle. Bark Yard opened June 2024 and has two sections for large and small dogs. D-Bat Allen is a batting facility for softball and baseball players. In the northern section of the neighborhood is Allen Cemetery, first established in 1884.

U.S. Route 75 leading into Downtown Dallas

U.S. Route 75 begins in Downtown Dallas and heads north to pass by Allenwood Estates. The Sam Rayburn Tollway, to the north, runs from McKinney to Grapevine. Texas Health Presbyterian Hospital Allen is almost 2 miles north. Dallas Fort Worth International Airport is about 33 miles away.
