Situated near Amarillo’s westernmost loop, Sleepy Hollow has grown in size and popularity since its establishment in the 1970s. The neighborhood has one of the largest varieties of real estate in Amarillo, with listings ranging from 1980s family homes to the city’s highest-priced luxury residences. Streets like Cloister Parkway and Versailles Drive have some of the only million-dollar homes available in Amarillo. The subdivisions and cul-de-sacs are connected by well-kept streets and mature trees that have been maintained for decades. The neighborhood is also zoned to some of Amarillo’s highest-ranking public schools and has a convenient location close to Interstate 40 and large retail centers like Westgate Mall. “It’s the part of town where you have easy access to shops and restaurants, a great school district and beautiful brick homes,” says Andy Justus, a Realtor with Wieck Realty Inc. and news anchor for KAMR Local 4. “We’re seeing it go through a revitalization phase, with young families buying those 1980s homes and redoing them.” Sleepy Hollow has the added benefit of being outside Amarillo’s main floodplain but is still prone to high winds and seasonal storms throughout the year.
Luxury listings in Versailles and The Cloisters
Most Sleepy Hollow homes are new traditional-style brick residences built in the 1980s and 1990s. These late-20th-century properties are on neat streets and cul-de-sacs with narrow sidewalks and well-kept lawns lined with mature trees. “The people that live there just love Sleepy Hollow,” says Velma Purdy, a Realtor with Keller Williams Commercial who has been selling in Amarillo for over a decade. “They love being able to walk around, and the established trees and homes that were custom-built.” The average home costs between $300,000 to $500,000. The neighborhood also has some small luxury developments. The Cloisters and Versailles are filled with long, sweeping driveways and intricate hedges surrounding Greek Revival and Mediterranean mansions that can sell for $900,000 to $3 million.

String orchestra starts at Sleepy Hollow Elementary
Families can send their children to some of the highest-ranked schools in the Amarillo Independent School District (ISD). Sleepy Hollow Elementary School earns an A from Niche, while Bonham Middle School and Amarillo High School both have A-minus grades. Students at Sleepy Hollow Elementary can join Amarillo ISD’s string orchestra program, which continues into high school. The neighborhood is 4 miles from Amarillo College’s west campus and Texas Tech University at Amarillo, which both specialize in health science programs.
Sleepy Hollow Elementary School has a great Pre-k through 5th program for local students.

Sleepy Hollow School Park is open to the public
The area’s green space mainly consists of parks attached to local elementary schools. Sleepy Hollow School Park on Reeder Drive, Puckett School Park on Oakhurst Drive and Belmar School Park on Adirondack Trail all have playgrounds and sports courts open to the entire community. The community’s two main churches — St. Thomas the Apostle Catholic Church and Coulter Road Baptist Church — are both on Coulter Street between Sleepy Hollow School Park and Puckett School Park.

Drunken Oyster brings New Orleans to Amarillo
The south side of Sleepy Hollow has a few locally owned spots that are well-suited for dinner or a drink out. Drunken Oyster on 45th Avenue, founded by celebrity chef Rory Schepisi, brings both fresh seafood and New Orleans flair to Amarillo. Decorated in heavy drapes, gas lanterns and brick walls worthy of a French Quarter eatery, the Drunken Oyster serves its namesake seafood along with aged steak and over 300 cocktails at the full absinthe bar. On the same street, Pondaseta Brewing sells over 100 home-brewed beers and holds regular fundraisers for causes like the Amarillo NAACP. Westgate Mall, one of Amarillo’s largest shopping centers, is 2 miles away. The mall, which is right off I-40, has multiple clothing shops, chain restaurants and supermarkets like Target and Sam’s Club.

The neighborhood is less than a mile away from I-40 and Loop 35, which connect to downtown Amarillo, 8 miles away, and Rick Husband International Airport, 15 miles away. Retail districts like Westgate Mall are situated between the residential parts of Sleepy Hollow and these major highways, reducing the amount of excess noise. Amarillo City Transit Routes 43 and 44 both run through the area, and there are scheduled daily stops along 45th Avenue.
