When the construction of Tradewind Square began as an extension of its bigger suburban companion, Tradewinds, a clear goal was in mind. Planned contemporary homes at entry-level price points

With seven available floorplans, Tradewind Square homes are incredibly new, with most built between 2017 and 2020. Architectural styles are kept simple, with ranch homes featuring prominent front garages and simple Craftsman-inspired properties available. Square footage typically ranges between 1,000 and 1,300, featuring two or three bedrooms. Smaller models sell between $175,000 and $200,000, while larger models have a price tag between $210,000 and $250,000. "The pricing is straightforward, you're in a convenient location, and your kids can go to great schools," says Becky Williams, Realtor with Fathom Realty, who's been selling homes in the area for over a decade. "The neighborhood watch is really active, too. The people in the community watch out for each other."

Schooling with the Amarillo ISD

Tradewind Square is a part of the Amarillo Independent School District, which has an overall A-minus grade on Niche as a district. Right in the neighborhood is Tradewind Elementary, graded with an A-minus by Niche and in the top percentile for best elementary schools in the Amarillo area. Kids can move on to Fannin Middle, graded with a B, before heading to B-rated Caprock High. April M. Brownlee, who is part of the Communications department for the Amarillo ISD, says that all students are eligible to be part of any nine AmTech Career Academy schools, which offer study paths such as culinary arts, architecture and business. Those who graduate from AmTech Career Academy are eligible for the Thrive Scholarship, which covers 60 hours of tuition fees and required course books at Amarillo College.

Navigating Amarillo via I-27

Tradewind Square is less than a mile from ramps to Interstate 27, which leads to the Interstate 40 loop, so there is immediate access to major thoroughfares. Amarillo City Transit does not run bus lines to the neighborhood, so most residents are car-dependent. The neighborhood has a small commercial area with an AutoZone and a United Supermarket, so grocery runs or car needs are made simple. Using Interstate 27 and 40, a much larger commercial center is only 5 miles away, offering big-box stores such as Ross, Sam's Club and Walmart Supercenter. The casual shopping areas of Wolfin Square and Wolfin Village are just 3 miles north, where locals peruse local shops, head into salons and find local eateries. Roasters, an Amarillo-born coffee shop that opened in 1992, is a local favorite for ordering lattes, while Georgia Street Taphouse offers elevated classic bar food and a vast selection of beer and wine.

Considering Amarillo weather

Amarillo's flat prairie landscape and low atmospheric pressure combine to make it one of the windiest cities in the country. Those living in Amarillo may sometimes catch the smell of the cattle ranches surrounding the city, but the constant wind flow also makes the city air some of the cleanest in the country.
