Ranch town sandwiched between Amarillo and Claude
It’s 20 miles from Amarillo, but there is no sign of the big city in Washburn. Once a part of the JA Cattle Ranch, the community began to shrink after railroad jobs dried up in the late 20th century and many locals moved to Claude or Amarillo. Today, Washburn has less than 200 residents who still rely on those cities for grocery stores, restaurants and schools, as the town does not have any of these amenities of its own. Although small in size, the Washburn has decades-old traditions, and it benefits from being within driving distance of the jobs and cultural attractions of eastern Amarillo. “It is a small, affordable community with easy access for commuters,” says Kendra Martin, a Realtor with Lyons Realty who has worked in Amarillo for over three years.
Amigo is the go to spot for fresh produce and groceries.

Midcentury homes in the Texas panhandle bluffs
Less than 60 homes are built in Washburn, and properties come onto the market very infrequently. Most of Washburn’s residences are ranch-style houses built in the 1960s. These established properties usually sell for $150,000 to $300,000. Washburn maintains flat, gridded streets, and most houses have large yards equipped with sheds and other outbuildings. Like the rest of Amarillo, these flat roads in the bluffs are prone to high winds throughout the year. Washburn’s overall CAP Index Crime Score is 1 out of 10, well below the national average of 4.

Claude Schools earn a Blue Ribbon
Washburn is zoned for the Claude Independent School District, which has only two schools on the same campus. Claude Elementary School covers kindergarten through fifth grade and is not listed on Niche or GreatSchools. Claude High School teaches sixth through 12th grade and scores a 6 out of 10 on GreatSchools. Both schools are 13 miles from Washburn. Claude High School was named a National Blue Ribbon School in 2022 for its academics. West Texas A&M University in Canyon and Amarillo College are the two closest colleges, both within 30 miles of Washburn.
Shaped by U.S. Highway 287
Washburn is built against U.S. Highway 287, which is the main route to Claude, 13 miles away. The highway also connects to Amarillo, 20 miles to the west, and eventually to I-40, one of the city’s two major interstates. Amarillo’s large medical industry has the closest healthcare options. Northwest Texas Healthcare System, BSA Hospital and Amarillo VA Health Care System are all within 20 miles of Washburn. Rick Husband Amarillo International Airport is also the region’s main commercial airport and is a 10-mile drive away. While Amarillo has its own public transportation system, it does not extend to Washburn.
Shopping and Route 66 saloons in Amarillo
With no local shops or restaurants, Washburn locals need to drive into Amarillo or Claude for errands or a meal out. Anyone stopping by Claude can head to First Street for lunch at The Red Roof Grill, or a cup of coffee at The Burrow. With its bright yellow exterior and plethora of Texas flags flying out front, The Big Texan Steak Ranch and Brewery on I-40 draws travelers exploring Route 66 into its saloon-style dining room. Visitors can take on the challenge of eating its signature dish, a 72-ounce steak. East Amarillo has several large stores for groceries and other items, including Amigos and Walmart on I-40.

Nationally acclaimed Palo Duro Canyon State Park
Although Washburn has no local parks, there's still plenty to do in the Panhandle. Notably, about 40 miles to the south, Palo Duro Canyon State Park is home to the second largest canyon in the United States. Hundreds of yearly visitors come to the canyon to hike, ride horses, birdwatch, or attend the annual Texas Outdoor Festival in the summer. Closer to Amarillo, Lake Tanglewood Golf Course on Tanglewood Drive is a members-only 18-hole course alongside the course’s namesake lake. On the outskirts of southeast Amarillo, Route 66 Motor Speedway on South Loop 335 is the best place to watch modified and car stocks race almost every weekend.

Nearly a century of the Caprock Roundup Rodeo
Even with a small population, Washburn still expresses its community spirit. It has a few long-established events, including a 40-year-old fall festival. The title of longest-running nearby event goes to the Caprock Roundup Rodeo in Claude, which has been bringing live music, a farmers market and rodeos to the area for over 90 years. The closest house of worship is Great Plains Western Church on U.S. Highway 287, about halfway between Washburn and Claude. It hosts community events year-round.
