One of the newest neighborhoods in Amarillo
Westover Village is one of Amarillo's newest neighborhoods, and its history only dates back to the mid-2000s. Situated along Coulter Street and Texas State Loop 335, it is in the middle of all of the city's planned growth. However, there are still plenty of already established grocery stores, big-box retailers and local restaurants. “It’s a very popular, newer neighborhood,” says Cathy Bailey, a Realtor with Coldwell Banker First Equity and a long-time resident. “It’s still within the city limits but districted for the Canyon ISD. And that is another draw for the neighborhood.”

Craftsman builds on tidy lots
Narrow neighborhood streets lined by sidewalks allow residents to navigate the community on foot. Contemporary Craftsman homes with varying facades rest on compact lots that are neatly manicured and accented by trees. Properties feature covered front entrances, fenced-in backyards and an attached garage. Prices range from around $300,000 to just below $470,000, with larger homes making up the upper end of the range. “It’s a very affordable neighborhood, and I would just call the market steady,” Bailey says. Westover Village has a CAP Index Crime Score of 2 out of 10, which is lower than the national average of 4.

Highest-rated school district in Amarillo
Westover Village is part of the Canyon Independent School District, which gets an A on Niche and serves around 11,000 students. Niche also ranks it as the best school district in Amarillo. Students can attend Arden Road Elementary School, which covers kindergarten through fourth grade, Greenways Intermediate for fifth and sixth grades, and West Plains Junior High School, which covers sixth and seventh grades. The three schools score an A on Niche. West Plains Senior High School opened for the 2022-23 school year and gets a B. The high school offers Advanced Placement and dual enrollment courses through a partnership with West Texas A&M University, Clarendon College, Frank Phillip’s College and Amarillo College.

Westover Village Park is a community gathering space
Westover Village Park offers ample open space at the center of the community. The park has a paved walking trail that encircles the space, a playground and basketball courts. It’s home to one of the city’s 13 splash pads, open daily from 11 a.m. to 8 p.m. “The park is in a central location,” Bailey says. “It’s a community gathering area, and families really like the splash pad. Preston West Golf Course is less than 2 miles away and provides a public 18-hole golf course, practice facilities and Bar 3, a restaurant and bar.
Just south of the neighborhood, plans are underway for a 90-acre sports complex. Kids Inc., a local nonprofit, is still in the funding phase of the Rockrose Sports Park. Once completed, the group will break ground on a complex with eight baseball and softball fields, eight flag football fields and a multipurpose area. “Things are going to explode around this sports complex,” Bailey says. “The plans are calling for hotels and new restaurants, which will benefit the surrounding area.

Coulter Street South provides access to shopping and dining
Being in southwest Amarillo puts locals near multiple big-box stores and shopping choices. Walmart Neighborhood Market on Arden Road is the closest spot for groceries. Market Street, a local grocery option, opened its doors in the Fall of 2024 and is practically across the street at the intersection of Coulter Street and the Loop. Natural Grocer on Hillside Road is another choice. Farther north on Coulter Street South are national retailers such as Walmart Supercenter and Lowe’s. Coulter Street has a scattering of fast food and local restaurants. 575 Pizzeria, which started in Amarillo, bakes its pies at 575 degrees. Teddy Jack’s Armadillo Grill offers a vast menu with eclectic décor donning its walls.
Westover Village residents have a Walmart Neighborhood Market close by.

Monthly event at Westover Village Park
Amarillo Parks and Recreation hosts a Pop-Up Party at Westover Village Park each month from June to September. The free event's festivities include pizza, activities and games. Downtown Amarillo is about 10 miles away and has even more entertainment. Amarillo City Center is a nonprofit, and part of its charge is community events. It hosts multiple events throughout the year, including Amarillo Community Market, which is held each summer on Saturdays along Polk Street.
Proximity to Interstate 27 and The Loop
Amarillo is a car-dependent city, but residents have quick access to The Loop and Interstate 27, which makes it easy to get around the city. Residents can use I-27 for traveling into downtown, 10 miles away, or The Loop to get the 19 miles to the Rick Husband Amarillo International Airport. Northwest Texas Healthcare System is a nearly 500-bed hospital that's 6 miles away via Coulter Street South.

Severe weather threats in Amarillo
The region's consistent low pressure combined with vast open space makes Amarillo one of the windiest in the country, with wind gusts averaging over 13 mph. The area’s lack of humidity also dries out plants and vegetation, making them accelerants and causing the city to have a risk of wildfires. Summer days routinely reach 100 degrees, and the winters have cold temperatures below freezing. While Westover Village is not on the floodplain, the city does experience flooding and tornadoes.
