Accessibly priced in sought-after southeast Amarillo
Southeast Amarillo has grown rapidly in the past two decades, largely due to new housing developments and highly rated schools in the Amarillo Independent School District. “There are a lot of newer homes and newer neighborhoods; it’s just really popular,” says Cyndal Ashlock, an Amarillo native and a Realtor with EXP Realty. “Any time we have available listings, we have a lot of eyeballs on this area, and really anywhere in south Amarillo.” Windmill Acres provides both manufactured and single-family housing options at a lower price point than other neighborhoods in the southern part of the city. It is a few miles from the major employers in downtown Amarillo and shopping districts on Route 66, but the community is still close to large parks and some of the biggest local event centers.
Family homes and Windmill Acres’ manufactured home subdivision
Windmill Acres has a same-named manufactured home subdivision, which is full of homes between 1,000 and 2,000 square feet that have a price tag of $140,000 to $230,000. By comparison, the median home price for Amarillo is $250,000. There are also a few single-family New Traditional homes, which sell for $200,000 to $300,000. According to Ana Garica, a Realtor with Coldwell Banker First Equity, over 98% of Windmill Acres residents own their homes, with very few renters in the neighborhood. There are wide, well-maintained sidewalks throughout the entire community, and residents have their own fenced-in yards, complete with gardens and a few planted trees. The community has a CAP Index Crime Score of 3, slightly below the national average score of 4 out of 10.

Top-rated Tradewind Elementary School
The well-rated Amarillo ISD, which has an overall A-minus grade on Niche, serves Windmill Acres. Tradewind Elementary School has an A-minus grade on Niche and is one of the Top 15 standout elementary schools in the city for its music programs and high test scores. Fannin Middle School has a B-minus grade, and Caprock High School is B-rated. Students at Amarillo ISD’s high schools can take part-time classes at AmTech Career Academy, which has nine hands-on career pathways including architecture, veterinary science and culinary arts. Windmill Acres is about 4 miles from Amarillo College, which received the Aspen Prize for Community College Excellence in 2023.

Walmart Neighborhood Market is the closest grocery store on East 34th Avenue, and there is a Sam’s Club a mile away on Osage Drive. A few small restaurants surround the local Walmart, including La Bella Pizza, a local chain serving pizza, calzones and hot sandwiches. About 3 miles from Windmill Acres, Coyote Bluff Café off South Grand Street is a local favorite hole-in-the-wall diner, with ribeye steaks, half-pound burgers and signature “Hell Sauce” hot sauce. Wolflin Square and Wolflin Village on Civic Circle are the closest large retail centers, with restaurants, home improvement stores and small specialty grocery stores, 5 miles from southeast Amarillo.

Public golf tournaments at Comanche Trail
Amarillo is frequently windy and dry, so on days with good weather, locals take full advantage of the neighborhood parks. “If there’s no wind, you’ll catch everyone outside,” Ashlock says. Southeast Park on Southeast 46th Avenue is within walking distance of Windmill Acres, with multiple paths alongside a large pond. Less than a mile down Osage Street, Southwest Complex is one of the city’s designated athletic facilities, with baseball and softball fields. Nearby Comanche Trail Golf Course on South Grand Street is open for public tee times every week and hosts charity and professional championships annually. Community churches like Church of Christ Commanche Trail and Amarillo for Christ Church are both on East 34th Street, halfway between the golf course and Southwest Complex.

Close to interstates and Amarillo City Transit routes
Interstate 27 and Interstate 40 are Amarillo’s biggest thoroughfares, connecting the city to the rest of the panhandle. There are no bus stops in Windmill Acres, but Amarillo City Transit’s Route 30 covers Southeast 35th Avenue, which is a mile from the north part of the neighborhood, all the way to Southwest Second Avenue. Windmill Acres is 4 miles from downtown Amarillo and 9 miles from its medical district, which has major hospitals like Northwest Texas Healthcare System. Tradewind Airport is directly next to the neighborhood on Tradewind Street and can lead to some excess noise in the surrounding area. Rick Husband Amarillo International Airport is about 10 miles from Windmill Acres.
The Tri-State Fair, Amarillo’s biggest rodeo
East Amarillo’s attractions celebrate the Panhandle city’s ranch roots. Amarillo Tri-State Exposition on Southeast 10th Avenue hosts small rodeo events and livestock shows throughout the year. The Tri-State Fair is the exposition center’s biggest event every fall with midway rides, livestock shows and a rodeo. The American Quarter Horse Hall of Fame on East Interstate Drive, right off I-40, is the headquarters for the American Quarter Horse Association and features an interactive museum.
