Amelia offers a comfortable blend of small-town charm and modern-day conveniences, presenting a laid-back atmosphere that many of its residents cherish. Formerly a township, in 2019 Amelia became the largest village in Ohio state history to dissolve itself, an action that was taken in response to a proposed increase in local income tax. “It has a country feel, with a lot of suburban amenities,” says local Realtor Vicki White, who has been serving the area for over a decade. “There’s a ton of shops and restaurants in the center of town, but if you get away from that, it gets really rural really fast.”

Amelia's rural ambience and large lots

Housing in Amelia offers potential homebuyers a ton of variety. Traditional midcentury homes can be spotted alongside newer constructions, giving the area a diverse residential feel. These homes, often situated on sizeable lots, are surrounded by mature trees and green lawns, giving the streets a serene feel. Prices, home sizes and lot sizes vary considerably throughout the community. A 1,500-square-foot split-level can sell for around $240,000, while a newly built 2,200-square-foot home can be found for around $360,000. There are also a number of larger farmhouses and estates in the area, which offer 4,000 to 8,000 square feet of space and often come with a bit of acreage — these go for anywhere from $700,000 to $1.8 million. Streets throughout the community are lined with farms and forests, imbuing homes all over the area with a decidedly rural ambience.

Connecting with nature at East Fork State Park

The outdoor spaces in Amelia offer residents ample opportunities to connect with nature. The East Fork State Park, which isn't far from the community, is one of Ohio's largest state parks and boasts a beautiful lake and multiple hiking trails. The park is a favorite among residents for activities ranging from boating and fishing to hiking and picnicking. There are also a number of popular local parks within Amelia, such as Spencer Shank Park, which offer playgrounds and open spaces where families can enjoy recreational activities or simply relax under the sun. The Ohio River, which borders the community to the west, also provides extensive boating and fishing opportunities.

Groceries at Kroger, movies at Pierce Point Cinema

While it's not a sprawling commercial hub, Amelia offers a selection of grocery stores, pharmacies and shops. “You can find everything you need pretty close to home,” says White. Locals can grab groceries at Kroger, do a bit of shopping at local stores like We Buy Games, or catch the latest movies at Pierce Point Cinema. For a more expansive shopping experience, residents can make a short drive to the eastern suburbs of Cherry Grove and Forestville, just 7 miles away by car, while Downtown Cincinnati is just 20 miles away. When it comes to dining, Amelia is home to a mix of local eateries and familiar chains. Marcella’s Doughnuts and Bakery is the most popular breakfast spot in town. As for lunch and supper, there are a few chains in town, along with highly-rated locally-owned options like Stone House Restaurant and Chinese eatery Peking House.

Variety of clubs at West Clermont High School

Amelia’s public schools are overseen by the West Clermont School District. Amelia Elementary has a C-plus grade on Niche, while West Clermont Middle School has a C rating. West Clermont High School has a B-minus grade and offers an array of extracurricular activities, ranging from Dungeons and Dragons Club and Improve Club to a variety of athletic teams that compete in the Eastern Cincinnati Conference.
